This parcel is located about 15 miles northeast of Ava, Missouri and
only about 50 miles east of Springfield, Missouri. The parcel is secluded and private
but is still close to some great towns. Branson, Missouri is less than two hours away

1300 feet wide north to south, about 450 feet east to west on the north end and about 950 feet east to west on the south end. The property is bordered
along the entire west side by a gravel easement road and along the southwest corner by County
Road 112. The access is excellent all year around. You can build, hunt, camp, park an
R.V.,

Within about an hour of the property you will find Bull Shoals Lake, Norfolk Lake, numerous rivers and thousands of acres of National Forest. Build a basecamp on your 20 acres and you could spend years exploring the rivers, lakes and forests in the area.
Electric is within a quarter mile or less. For
sewer you could put in a septic, dig a simple lagoon or just throw up an
outhouse. The area is known for good clean water close to the surface. There are several hand dug wells near the property which hit water after only about 25 feet. The
property was logged of the large trees so it is open in spots and wooded in
spots. The property is basically flat on the west side with a few small meadows and slopes up towards
the east side. There are several spots on the property which would make excellent
building sites.

The get to the property from Springfield, Missouri just go east on Highway 60 for about
45 miles to the town of Norwood. From Norwood go south on County Road "C" for about 3
miles then take a right onto County Road "YY". Go a little over 3 miles on "YY" then
take a right onto County Road 112. Go a little over a quarter mile on CR 112 and you
will see the property on the right side of the road. Feel free to go and check it out
and walk all
around.
TERMS OF SALE
The full sales price for the entire 20 acres is a very reasonable $34,850. We offer instant financing for this parcel with $2,000 down and monthly payments of $395 with 9½% annual interest. Your first monthly payment will not be due for 60 days from the date of purchase. Taxes on the parcel will be about $90 a year and are paid through 2004 and 2005.
