The land is located about 7 miles northeast of Hartville, Missouri and only about 50 miles east of Springfield, Missouri.

The property is about 440' feet east to west and 1320' north to south. The parcel is flat on the north end then drops down as you move south towards the creek where it is more or less flat again. After you cross the creek and continue moving south the parcel rises up another ridge. Electric is less than half a mile from the land.

The property was logged so parts are wooded and parts are open. On the parcel you will find several large brushpiles which will give you years of firewood or maybe enough raw material to build your own cabin.

The property is easy to get to. From Springfield just go east on Highway 60 to the town of Mansfield. From Mansfield go north on Highway 5 to Hartville. Stay on 5 through Hartville and a mile after town veer right onto County Road "Z". Stay on Z for two miles then take a right onto County Road "E". You'll stay on "E" for about five miles then take a left onto the gravel easement road that leads to the property. Feel free to go and check it out and walk all around. The gravel easement road to the parcel is rough in spots so we would certainly recommend a pickup truck. The easement road crosses over the 13 acres and then dead ends about ¼ mile after the property so there is virtually no traffic.

You can build, hunt, camp, park an R.V., pitch a tent, whatever you like! There are a few simple Deed Assurances on the property which will help to maintain it's value well into the future:

  • No single wide mobile homes are allowed on the property. If you are looking for a parcel for a single wide mobile home send us an email. We have several but this is not one of them.

  • No non-operational or unlicensed vehicles are allowed on the property unless stored in a permanent structure.

  • No structure or living area may be built or placed within 75 feet of any access road or within 25 feet of any property boundary.

  • No waste drainage system (septic system, lagoon, outhouse, etc.) may be located within 75 feet of any access road or property boundary.

  • No garbage or unused materials (with the exception of firewood) may be stored or allowed to collect on the property.

These simple Deed Assurances help keep your property value high and benefit everyone.

The property is only about 6 miles away from a popular fishing area on the well known Gasconade River. To get there just go east on Highway E from the property. The Gasconade would be a great place for canoeing or tubing or just a perfect place to go to catch your lunch!

TERMS OF SALE
The full sales price for the entire 13 acres is a very reasonable $25,850. We offer instant financing for this parcel with $1,000 down and monthly payments of $260 with 9½% annual interest. Your first monthly payment will not be due for 60 days from the date of purchase. Taxes on the parcel will be about $45 a year and are paid through 2004.
