There is a lot of wildlife in the area including deer, grouse and moose. This is good hunting land in a proven hunting area. If you wanted to build a small cabin you would need to have some fill hauled in by the road as much of the land is soft. Like much of the land in the area it is not swamp but it is can be soft or spongy especially in the summertime. This would be an ideal parcel for hunting, snowmobiling or investing.
The property has 660' feet of frontage on the gravel road (County Road 82) and goes back to the east for a quarter mile. The gravel road is a county maintained road and it also dead ends about ¾ of a mile south of the property so there is basically no traffic.

TERMS OF SALE
The full sales price for the entire 20 acres is $18,650. We offer instant financing for this parcel with $1,000 down and monthly payments of $185. The annual interest rate of 9½% is already built into the payment. Property taxes will be about $75 a year and are already paid through 2004. Your first monthly payment will not be due for 60 days from the date of purchase.

To get to the property from Baudette, MN go south on Highway 72 for about 12 miles. After you cross the Rapid River go east on CR 16 (Hay Creek Road). Go about 4½ miles and then go south on CR 82 (also called 29th Ave SE). Go about 1¼ miles and you will see the land on the left.
 The deer really seem to like this open field which is on the other side of the county road from the property.
