The land is located only about 7 miles southwest of Mountain View, Missouri and about 20 miles north of West Plains, Missouri.

The property is 330 feet north to south and about 1300 feet east to west. It is bordered along the east side by a gravel easement road.

The north and west sides of the property are fenced. The parcel is more or less flat on the east end and gently sloped towards the west side. The gravel easement road to the property is in decent shape but has one steep part so we certainly recommend a pickup truck. The property was logged of the large trees so some of the parcel is wooded and most is open or sparsely wooded. There are some pretty views on this quiet property.

You can build, hunt, camp, park an R.V., pitch a tent, whatever you like! There are a few simple Deed Assurances on the property which will help to maintain it's value well into the future:

  • No single wide mobile homes are allowed on the property. If you are looking for a parcel for a single wide mobile home send us an email or give us a call. We have several but this is not one of them.

  • No non-operational or unlicensed vehicles are allowed on the property unless stored in a permanent structure.

  • No structure or living area may be built or placed within 75 feet of any access road or within 25 feet of any property boundary.

  • No waste drainage system (septic system, lagoon, outhouse, etc.) may be located within 75 feet of any access road or property boundary.

  • No garbage or unused materials (with the exception of firewood) may be stored or allowed to collect on the property.
These simple Deed Assurances help keep your property value high and benefit everyone!

To get to the parcel from Springfield, Missouri just go east on Highway 60 for about 90 miles to the town of Mountain View. From Mountain View go south on Highway 17 for about 5 miles then go west (right) onto County Road 2660 which is a gravel road. Stay on 2660 for about two miles. The road will take a sharp turn to the left, this is where you go RIGHT onto the gravel easement road which leads to the property. Go about 1 ½ miles on this easement road and you will be at the property. Please feel free to go and check it out and walk all around.

Mountain view is a nice little town with a large Wal-Mart as well as quite a few restaurants and stores. The town of West Plains is only about 20 miles from the property and is fairly large (about 20,000). The property is in an excellent area for hunting and recreation with huge national forests within a few miles to the east and west of the parcel.

TERMS OF SALE
The full sales price for the entire 9 acres is $17,850. We offer instant financing for this parcel with $1,000 down and monthly payments of $180. The annual interest rate of 9½% is already built into the payment. Your first monthly payment will not be due for 60 days from the date of purchase. Property taxes on the parcel will be about $60 and are already paid for 2004.

As soon as we receive your down payment the property is yours and will be taken off of the market.
