This topo map shows the layout of the property. The road comes in near the southwest corner. The road seems to follow a ridge and there are nice views to the north and the south. According to this map there is another ridge on the north side of the property which may offer even better lake views than the south side. We have not had the chance to explore much of this 102 acres, what you see it the video below is about all that we have seen of this private tract.
The access to this property is on a short gravel lane which comes off of Dodds Camp Road. Although there is a trail that goes across the property it is not a public road/trail so you are free to gate the property if you choose to do so. This tract measures about 2,000 feet east to west on the south end and about 3,200 feet north to south on the east end. Most of the property is hilly and from the highest ridge on the property to the lowest valley there is probably about 200 feet of height difference.
This photo was taken from the first building site on the property. It is actually a pretty nice view but that was tough to capture with the cell phone camera we had with us that day…
As you can see with the map above, the property is VERY close to the Lake Of The Ozarks.
This area is full of deer. On this tract you will find multiple spots that could be excellent for building or camping. This tract is subject to the 5 basic restrictions as shown on our website (no single wide mobile homes, etc.). Also, this area of Camden County does have zoning and this tract is zoned A-1. With A-1 zoning up to two dwellings are permitted on the property. Feel free to contact the county for any questions. We’ll be happy to help as well but the best info will probably come right from the county. Although WE have no minimum square footage requirements for a home, the county told us that a residential structure has to be a minimum of 680 square feet.
Here are the directions to the property: From Camdenton, Missouri go north on Highway 5 for about eight miles. You will cross a large bridge that goes over part of the Lake Of The Ozarks. After the bridge go about another mile and then go left (west) on Highway 7. Stay on Highway 7 for about ten miles and then go right (north) onto Highway Z. There is a small gas station/convenience store there which is a good landmark. Stay on Highway Z for about 2 miles then take a right onto Coffman Bend Drive. This is the first gravel road you will come to once you are on Highway Z. Stay on Coffman Bend Drive for half a mile then go right onto Dodds Camp Road. Now go about a mile and when the roads makes a sharp turn to the left you will actually continue going straight on the gravel lane. Follow this lane for about 200 yards and you will be on the property. Sound confusing? It probably will be on your first trip. When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property.
