This enormous 156 acre tract is perfect for recreational, a hunting camp or to build a home or cabin. There is actually an OLD cabin/house on the southwest side of the property. The old house is completely worthless (roof and walls rotted away) but we were told that there is a drilled well next to the house. You may wish to verify this for yourself. This area is well known for hunting and this 156 acres has a track record of excellent deer and turkey hunting. This property has county road frontage and you can drive to it in any type of vehice. To explore the property you will need to use a four wheeler or go on foot as the trails on the property can be steep. This tract has some nice views as well as many locations which would make very private camping or building sites. This acreage is located in Camden County, Missouri and is about 20 miles northwest of Camdenton which is the county seat. This Lake Of The Ozarks offers fantastic fishing, boating and recreational opportunities and is 30 second walk from the property.
Within the last couple of years this tract was logged of the larger commercial white oak trees. Parts of the property appear to have been logged fairly heavily and parts of the property were not. It was not clear cut. Here is a great chance to get a well-located property with great views for an excellent price.

The price on the entire 156 acres is $149,500. With $500 down the monthly payments will be $1,580. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $1,395 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $1,300 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $1,200 a month. These payments are all based on about a 15 year payment schedule.
Below we have loaded two videos which show the property. The first video shows the west side of the property. The west side of the property is about 44 acres in size and borders Dodds Camp Road along its entire south side. The old falling down cabin is located on this side of the property. When we took this video we didn’t realize that the old cabin was even on the property so we incorrectly say that the property starts after the driveway to the old cabin. The property actually starts just BEFORE the driveway to the cabin.
Originally this tract was going to be sold as two separate properties which is why we have two separate videos. In the second video we look at the east side of the property which is about 112 acres in size. The east side of the property also has frontage on Dodds Camp Road. The east side of the property has an open glade area and on the northeast part of the property it looks like there are one or two old barns which we could just barely see from the road.

In this photo we are parked on Dodds Camp Road on the south side of the property. We are facing east and the land is on the left side of the road.
On this tract you will find multiple spots that could be used for building or camping. This tract is subject to the 5 basic restrictions as shown on our website (no single wide mobile homes, etc.). Also, this area of Camden County does have zoning and this tract is zoned A-1. With A-1 zoning up to two dwellings are permitted on the property. Feel free to contact the county for any questions. We’ll be happy to help as well but the best info will probably come right from the county. Although WE have no minimum square footage requirements for a home on this property, the county told us that a residential structure has to be a minimum of 680 square feet.
Here are the directions to the property: From Camdenton, Missouri go north on Highway 5 for about eight miles. You will cross a large bridge that goes over part of the Lake Of The Ozarks. After the bridge go about another mile and then go left (west) on Highway 7. Stay on Highway 7 for about eleven miles and then go right (north) onto Highway Z. There is a small gas station/convenience store here which is a good landmark (although it recently closed). Stay on Highway Z for about 2 miles then take a right onto Coffman Bend Drive. Stay on Coffman Bend Drive for about a quarter of a mile then go right onto Dodds Camp Road, which is gravel. Now go about one tenth (1/10) of a mile and you will see the driveway on the left that leads back to the old cabin. The property starts JUST before the driveway.
