About a mile to the west you will find Chalk Bluff, the Jack’s Fork River and the Ozark National Scenic Riverways. Directly to the east you will find the Rocky Creek Conservation Area (the shaded green area on the map).
The sales price on this 20 acre tract is $49,500. With $500 down the monthly payments will be $520. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $455 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $420 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $370 a month. These payments are all based on about a 15 year payment schedule. The Tracts at Chalk Bluff are Off-Grid so plan on “unplugging” and “unwinding” while you use your acreage. Cell phone service seems good here (we have Verizon, although others probably work too) and we do have good wi-fi signal in our vehicles. Get “off-grid” while still staying in touch with the rest of the world!

Access into the Tracts at Chalk Bluff is via several miles of gravel roads. You will want to drive a four wheel drive truck or SUV to these private tracts.
This property has multiple locations that might be excellent for building and camping sites. This tract (and all the tracts at Chalk Bluff) were logged within the last several years. This tract was not clear cut at all and there is actually some nice timber remaining.
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just to the east (you drive right through it on your way to the property).

The topo map above shows how the 20 acres is situated. It is level by the easement road on the north side and it slopes down as you head south toward the creek bed. The gravel creek bed is a seasonal or “wet weather” creek which would probably only have water in it after it has been raining.
This 20 acres is comprised of 3 tracts (Tracts 52, 53 and Tract 54 at Chalk Bluff) which have been combined to create one “jumbo” tract.

NORMALLY, we would have a “ground video” showing the property from ground level as we walk around BUT unfortunately the ground video for this property was accidentally deleted (argh!!). The trees and the ground on this 20 acres do seem typical so if you have watched videos for some of the other tracts at Chalk Bluff then that will give you a pretty good idea about this 20 acres. The drone video (above) should be helpful as well.
The aerial photo above shows a partially open area on the property that could potentially be used as a camping/building site.
Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, Missouri) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly. As soon as you enter the Chalk Bluff area you will go left onto the easement road which leads to the property. This last section of road goes down a small valley which could be rough so be sure to have your four wheel drive.
You will DEFINITELY want to print out all of the maps and directions for when you drive out to the Tracts at Chalk Bluff. We will be happy to email, text, fax or mail the maps to you if you would like. The Tracts at Chalk Bluff have not been surveyed but our guys have marked the approximate corners with ribbons. We are speaking with a surveyor about having each tract surveyed and if we do so, it will be at no cost to our buyers. Each tract does have guaranteed legal access.
We will also be happy to email you the “MapRight” link which will be very helpful when you visit the property. This is the actual interactive map from this listing. If you have a smartphone you can download the MapRight app, although you can still view the map in your internet browser on your smartphone without the app. This is by far the best way to view the property as it will show exactly where you are and where the property is, all on the same map. All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
