SORRY, THIS PROPERTY HAS BEEN SOLD.
Spectacular property with privacy, trees, views AND a spring-fed waterfall and swimming hole! This large 42 acres property is located in Laclede County, Missouri about 20 minutes south of the Lake Of The Ozarks. It is about two miles west of the little town of Eldridge, Missouri. Lebanon, Missouri is about 20 minutes south and Camdenton, Missouri (and the Lake Of The Ozarks) are about 20 minutes north.
The property has a private driveway, multiple buildings sites and a good trail that leads to a gorgeous area where two little creeks/springs combine to create a swimming hole and a natural waterfall.
The photo above shows the little waterfall on the property. With my camera phone, I really wasn’t able to get a good photo of it. The water drops down about 10 feet to a crystal clear pool below. The other spring (not visible in the photo) comes in from the left and helps to create the pool of water.
The sales price on this 42 acre tract of land is $68,500. With $500 down the monthly payments will be $720. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $630 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $585a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $530 a month. These payments are all based on about a 15 year payment schedule. Property taxes are only about $120 a year and are already taken care of for 2016. There are no prepayment penalties, no hidden fees and no balloon payments.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount!
This photo above shows an aerial view of the 42 acres. The property has frontage on Katy Lane on its southeast side and there is a private drive which leads off to the west and goes all the way down to the waterfall. Power and phone are on Katy Lane so they are very close to the property. There is also a powerline easement which runs across the west part of the property but this appears to be a main line so you probably could not hook into it.
There are multiple areas on the property that would be suitable for building, camping or hunting. We just got this property back from a gentleman who was leasing it and had been campig out there. He still has his portable building and his tractor on the property but we assume that they will be moved off in a timely manner. The portable building and the cabin are not in the way of the driveway or trail to the waterfall.
In this photo the truck in parked at the start of the private driveway which leads into the 42 acres. We are looking east on Katy Lane so the property is on the left side of the road. To the left of the truck you can see a a garbage can which was used by the person who was camping on the property.
The property is located about 15 miles north of Camdenton, Missouri and about 20 miles south of Camdenton, Missouri. Both of those towns are fairly large with dozens of stores and restaurants as well as ample employment opportunities. The property is also with about 20 miles of the very popular Lake Of The Ozarks (which is at Camdenton). The property is private and secluded (with an amazing amount of wildlife) but is also within driving distance of several nice towns. We saw several deer the day we were out there working.
The map above shows the location of the property. It is also very close to the Niangua River as well as several state forest which can be used for hunting, camping and recreation.

This map shows the location of the property relative to the tiny town of Eldirdge, Missouri. Eldridge seems to be basically just a gas station but Lebanon and Camdenton are both within about 20 minutes.
This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement). Portable buildings are permitted for camping and storage but not for a permanent residence (unless permanently attached to a 600 square foot foundation).
The trail on the property. You can drive to the property in any type of vehicle but to drive down to the waterfall you would probably want a four wheel drive (especially if it has been raining).
To get to the 42 acres from Lebanon, Missouri just go north out of town on Highway 5. Go about 7 1/2 miles and then go west (left) onto Highway E. You will stay on Highway E for a total of about 5 miles. It winds through the town of Eldridge. After you have been on Highway E for about 5 miles you will take a left onto Katy Lane which is a gravel road. Go a little over 1/4 mile on Katy Lane and you will see the property on the right side of the road.
Please feel free to go and check out the property. If you would like us to email you all of the maps and pictures just let us know. Feel free to walk around or to bring your four wheeler to do some exploring. Please keep in mind that there is a soft spot in the trail which leads down to the waterfall. The soft spot is at the base of the hill (I drive through it in the video). It may be wise on your first visit to park in the clearing at the start of the driveway and walk down the trail to make sure it is drivable. There are several neighbors on Katy Lane who live in mobile homes of various ages. We have met a couple of them and they are extremely nice and I believe they will be great neighbors. One of them even let us keep our machinery at his house while we were working on the property.
You are certainly free to build up by Katy Lane but if you want complete privacy there are many other building/camping sites on the property that would be totally private. Our preferred building/camping site is actually right down by the waterfall.
This is one of those rare investment opportunities upon which you can create lifelong memories with family and friends.
