SORRY, THIS PROPERTY HAS BEEN SOLD.
A very special tract of land with over 800 feet of DIRECT frontage on the North Fork River and well as DIRECT frontage on the Mark Twain National Forest. VERY peaceful and VERY private. This parcel offers building/camping sites and mature timber. PLEASE NOTE that the access to this property is along a minimum maintenance forest service road and it would be difficult if not impossible to get to this property in a car. To access this private acreage you will need a truck or an SUV (and please don’t yell at us if it gets a few scratches).
Looking south down the North Fork River. The land is on the right side of the river in this photo.
Below you will see two different maps which show how the property is situated.
This map shows the location of the property along the river, as well as the route to the property. From Highway 181 (not shown) go west on County Road 278, then take a right onto County Road 277. After you cross the river (Osborn Crossing) you go left onto Forest Service Road 454. Go three quarters of a mile then take a left onto Forest Service Road 454A. Now go about one mile and you will see the property on the left. On the map above the white areas indicate privately owned land and the green areas indicate National Forest.
The map above is a close-up topo map showing the 5 acres. The property is highest at the southwest corner and slopes down to the river. The site outlined in orange would be the “high site” and the site outlined in blue would be the “river site”. Each line on the topo map represents a 20 foot difference in elevation so the “orange site” is about 100 feet above the “river site”. Although this map doesn’t show it, the road actually crosses over the very southwest corner of the 5 acres (with the “orange site” being on the northeast side of the road). To get to the “river site” you continue down the Forest Service Road and then drive down the powerline easement back onto the property.
Down below we have loaded three videos which show the drive to the property (both the “orange site” and the “river site”). Please click on each video to take a look at the property and the drive to the property:
Please click on the photo above to see a video of the first part of the drive to the property. The Forest Service grades the roads every few years and they are definitely due to be graded.
Here is the continuation of the video showing the dirve to the upper building site (orange site) on the 5 acres. For some reason the camera chopped the video of the drive to the orange site into two videos (this is the second part).
This third (and final video) starts where the last one stopped. It shows the drive from the upper site to the lower site (river site). This video may look a little different as we had to switch cameras (battery was almost dead on the first camera).
If the videos are not showing up please email us and we will send you a direct link right away.
To get to the property from Springfield, Missouri just go east on Highway 60 to the town of Cabool then go south on Highway 181. Stay on 181 for about 20 miles and then go west onto County Road 278 which is gravel (shown as County Road 275 on some maps). Now go about two miles and go right (west) down County Road 277. Go a little over a mile at you will be at Osborn Crossing (now just follow the previous directions to the property).
Please be sure to print out all of the maps from the auction if you are going to the property and PLEASE don’t try to get there in a car or in anything that you might not want to get scratched. The Forest Roads are minimum maintenance roads and you NEED a four wheel drive.
Osborn Crossing at the North Fork River. Once you cross this bridge you go about 1/8 of a mile then turn left on Forest Service Road 454. This bridge is also know locally as Wilkins Crossing.
