This interactive map is BRAND NEW for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!
Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated. This property is located in Camden County, Missouri and is about 30 miles northwest of Camdenton which is the county seat. Lake Of The Ozarks offers fantastic fishing, boating and recreational opportunities.
The photo above shows trees on the east side of the property.
The Property was recently logged of the larger commercial oak trees. Parts of the property appear to have been logged heavily and parts of the property were not touched at all. It was not clear cut. Sometimes we spend a few weeks and clean up a property that has been logged but since we have quite a few projects right now we have decided so leave this property as it is and sell it at a reduced price. You could certainly clean up the property by yourself but years of experience has shown us that after just a few years the limbs left from the loggers will rot away, the remaining trees will grow quickly and the property will look excellent.
A great plan for a large tract like this might be to pick your building/camping site and then spend a few days cleaning that up so that it looks amazing. Then just let mother nature clean up the rest of the acreage as time goes by.
This property has flat areas, gently rolling areas and even some steep areas. Power and phone are directly on the property. In fact, the powerline cross the property in a couple of spots so the access to power is excellent. With rolling hills, multiple trails and a little creek this makes for one of our most versatile properties yet.
This topo map shows the terrain on the property. It seems to be highest on the north and west sides and it slopes down in the center. The blue line on the topo map shows the little creek which may or may not run all year around. It was running when we visited the property but it had rained a few days earlier.

The area is full of deer and wild turkey. Perfect for hunting and recreation as well as for building a home or cabin or having a farm, orchard or winery.
Normally the properties we sell are subject to our 6 basic deed assurances BUT since this area of Camden County does have zoning (because it is so close to the lake) we have not placed any of our restrictions on this property, other than that timber may not be cut or sold until the property has been paid for in full (we can make written exceptions for building sites, trails and clearings).
On the property you can have a site built home or cabin, a modular home or cabin or a mobile home. The property is zoned “R-1” (residential) so please feel free to contact the Camden County Zoning Department with any specific questions about what you can do. We will certainly try to help answer any questions but generally the best information will come right from the county. They also have a good website which can be useful.
The property is in an excellent location. A couple of miles to the north you will find the Brown Bend Public Boat Launch which is a very nice boat launch and fishing pier that is open to the public. Also, you will find that multiple marinas and resaurants are within a short drive of the property.
The property is centrally located and is within driving distance of multiple cities and towns. The closest small town is probably Climax Springs which is about 10 miles to the south of the property. The larger city of Camdenton is about 30 miles east of the property. St. Louis, Kansas City and Springfield, Missouri are all within about 2-3 hours of the property.
To get to the property from Camdenton take Highway 5 north for about 8 miles then go west onto Highway 7. Stay on Highway 7 for about 15 miles and pass through the town of Climax Springs.
