Okay, one last video! In the video below we are taking a quick look at the eastern side of the property, right where it borders the Conservation Land. PLEASE NOTE, in this video, we refer to the adjoining public land as National Forest BUT it is actually State Conservation Land (The Rocky Creek Conservation Area). You can, however, access the National Forest through the Rocky Creek Conservation Area. Both the Conservation Land and the National Forest are open for public use.

The above topo map shows how the ground “lays”. The property is basically flat for a short distance on its west side after you come off of the county road and it begins to slope up (steeply at first) as you move east toward the Conservation Area. It levels out in about the middle of the property and there is a large flat area which could potentially be a huge building site or campsite. As you continue east from the middle the property slopes down again and then back up as you get to the Conservation Area (where you will find another large area that is fairly level). Although you can certainly walk all the way to the east side of the property, in order to drive a vehicle to the middle or the east side you would need to have someone open up a trail/driveway with a bulldozer/skidloader. It definitely gets steep going east from the County Road so a driveway would need to be “cut-in” in order to get to the middle or east side of the property with a vehicle.
Although this property has not been surveyed, there has been fairly recent survey work done in the area. So, if you decide to invest in a survey for the property it would likely be a reasonable cost.
The map above shows the route to the property from the town of Birch Tree, Missouri.
This property is private and secluded (with an amazing amount of wildlife) but is also within driving distance of several nice towns. Birch Tree, Winona and Mountain View, Missouri are all within about 20 minutes of the property (Mountain View has the all-important Wal-Mart).
The map above shows some of the very cool things to do in the area. The light blue areas are State Conservation Land, the dark green areas are National Forest and the purple areas are the Ozark National Scenic Riverways which give you access to the Current River and the Jack’s Fork River. If you look toward the right side of the map you will see the Peck Ranch Conservation Area which is where the Department of Conservation released a large herd of wild elk a few years ago. The Conservation Department hopes to introduce a large elk population to the Ozarks!
The map above shows the location of the property within the Ozarks. Excellent location. Less than 2 hours to Springfield, MO and Branson, MO. Also only about half a day’s drive to Kansas City and even closer to St. Louis.
All of the properties at “The Tracts At Rocky Creek Conservation Area” are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement). Camping is allowed for up to 45 days in a 12 month period which covers pretty much all hunting seasons and quite a bit of summer fun.

Please note, this property does contain mature timber and timber/trees may not be cut or removed until after the property has been paid for in full. We do, however, often make written exceptions for building driveways and building sites (contact us for details).
To get to the property from Birch Tree, Missouri, go east on Highway 60 for about two miles then go north on County Road 452. The road curves right and then you will immediately go left onto a gravel road, which is County Road 421. Now go about one mile, go right at the “T” (still County Road 421) and continue for about another two miles to the property. It should be about 4 miles from Highway 60 to the property.
There will be a sign on the right side (east side) of the road saying “Tract H”. PLEASE NOTE, you will pass through two other small developments on the same county road called “Turkey Hollow” and “Pine Grove” which also have Tract Signs in the trees (this can be confusing). “The Tracts At Rocky Creek Conservation Area” use letters instead of numbers, so when you see the sign for “Tract H” you will know you are at the correct property.
