This property has over 100 feet of DIRECT frontage on the Niangua River and it is very steep to get down to the river. We were able to hike/climb down the hill right to the water but it really was steep. If you wanted to make it more accessible you would either have to have a big piece of machinery to cut in a trail, or possibly do some type of staircase down toward the river. We have priced this property simply as wooded acreage, and the river frontage is a bonus! – Building a home or a cabin overlooking the river would be spectacular!

The short video below gives you a quick look at the tiny creek which crosses over the west side of the property (and eventually flows into the Niangua River). If you look at the “topo map” for this listing you will see this tiny creek represented as the light blue line which crosses over the property, to the west of the center:
The video below shows ANOTHER little creek that we discovered on this enormous property. This little creek flows diagonally across the east side of the property and joins with the small creek you saw in the previous video just past the north boundary of the property (just like the last video, this video was taken directly on the 60 acres):

In addition to the trout fishing, the river is also well known for bass fishing as well as several other species. It is also quite popular for canoeing, kayaking, swimming and floating.
Tract 10 at Niangua Valley is 60.18 acres in size. This is by far the largest tract within Niangua Valley which is a small rural development of only 10 tracts.

It features 110 feet of direct frontage on the Niangua River along its east side, giving you plenty of space for shoring your canoes or kayaks, fishing for trout, bass and other fish or setting up a few beach chairs for the family and friends (as long as you can get down the steep hillside). By the way, if you put in your canoe or kayak into the river at the Barclay Conservation Area then you can paddle upriver and get directly onto the east side of your property. What a private campsite that would be!
The aerial photo above was taken while looking east over the property. At the bottom of the photo you can see Corkery Road (which borders the west side of the property). Although it is hard to see in the photo, the red truck is parked at the start of the private driveway, just off of Corkery Road. As we look to the east you can actually see the Niangua River which borders the east side of the property for about 110 feet.
The property has about 600 feet of DIRECT paved road frontage on Corkery Road on its west side. This is a BIG tract with multiple areas that would be suitable for a cabin, campsite or a home home. There is an existing driveway into the property which comes off of Corkery Road and goes east for several hundred feet.
We found this little “planter box” near one of the cleared sites on the property (several hundred feet back from the paved road). It’s built right into the trees.

The land slopes down off of the County Road as you head to the east. It then slopes back up and there is a large level area in about the middle of the property. As you continue going east toward the river it slopes down (to a small creek) and then back up to a very pretty area overlooking the Niangua River. From here it slopes down steeply to the river. We have not explored very much of this huge property. Bring your four wheeler and check it all out. Be sure to bring your hiking boots if you are going to make your way to the river!
We considered spending a few days and opening up a trail toward the river. We decided not to, as it would have raised the price of the property substantially. If you are interested in building some great “sweat equity” on this property, consider opening up a trail toward the river which could increase the value dramatically.
This property is private and secluded with an amazing amount of wildlife. On the property you can expect to find whitetail deer as well as wild turkey. In the river you can expect to find trout, bass and many other types of fish.
