SORRY, THIS PROPERTY HAS BEEN SOLD!
The James River in one spot where it borders the property. The pictures and the video of this tract were all taken in late November when the water level was fairly low in the river.
PLEASE NOTE: Although power and phone are in the area, they are not on the property. You would need to obtain an easement for power/phone, if you require them.
Many of the photos in this listing were taken about 1-2 years ago. Since then, the property has been leased out but the meadow area has not been mowed. Expect TALL grass and brush in the field area as it will need to be brush-hogged!
This 7.5 acre tract offers a rare chance to own direct frontage on the popular James River.
The property is somewhat triangular in shape. It has about 75′ of road frontage on its northwest side, measures about 730′ on its north side, about 720′ on its west side and the entire southwest side borders the James River for about 1,100′.

Like most acreage adjacent to a named river, part of this property falls within the 100 year flood zone. The open field and the area adjacent to the river would fall within the 100 year flood zone. The very northeast section of the property rises up and would not be in the flood zone.
It is VERY hard to find any small acreage available on the James River, especially only five miles out of Marshfield.
The price on this large river front property is $89,500. With $500 down the monthly payments will be $955. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated. Starting at the county road, it rises up as you head to the west. There should be some excellent views from the middle and west sides of the property.

We did see some small fish in the river when we were on the property although the water was fairly low because it was mid-November. When the water is up the opportunites for fishing, floating, canoeing and kayaking should be very good.
