The property measures about 635 feet from east to west on its south side, and about 445 feet north to south. This is a nice sized piece of land and is very close to town. There is a wealth of potential with this property. Power and phone are right on the property. Although the water line is nearby (about 1/4 mile) it is not at the property. We have not seen any sign of a septic system on the property. This property was sold/leased for years but it is now available. There was a gentleman living in the building BUT it is NOT what we would call livable. It is basically just an old garage which would need a TON of work before you attempt to move your wife & kids into this one!

This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

The map above shows the location of this property. Very private BUT excellent access to town and to the highway. You can be in Springfield, Missouri in less than an hour.
The property is located just outside the town of Cabool, Missouri. Cabool is a small town but it has many businesses, restaurants and stores. The property is very close to Highway 60 and Highway 63 which are two of the main highways in southern Missouri.
The building is definitely rough but the structure itself seems to be in pretty decent shape. You can be the judge of that, though. We have not gone inside the building but it is probably completely unfinished.
It’s about 30′ X 40′ (not sure about exact size) and sits on a concrete slab. It’s sided mostly with 4′ X 8′ sheets of T-111 (like a plywood) and they are showing water damage on the bottoms and some edges. They could be easily patched/replaced of you could put siding right over the top of the T-111. The roof is metal and appears to be fairly straight with no major sags or dips that we noticed (although it is ugly).
Directions to the Property:
From the main Cabool exit go south and take an immediate left onto the frontage road (the frontage road that leads to Shetler’s Grocery Store), then take your first right onto Bluebird Lane. Go about a mile on Bluebird Lane and then take a left and go about half a mile to the property.
