This property DIRECTLY borders the Vera Cruz Conservation Area along its south side for about 300 feet. The Conservation Area is about 80 acres in size and contains access points to the Bryant Creek as well as Hunter Creek. The Conservation Area also offers primitive campsites as well as bathrooms. The Conservation Area is open for hunting and fishing as well.

PLEASE NOTE: When we were mowing the meadow on the property, our guys discovered an old “trash pile” back in the tree-line just south of the meadow. It was very likely a trash pile that was used by the farmer that lived down the hill (as this was once part of a large farm). It could be burnt, buried or simply left right where it is. We did not even know it was there until the tall grass was mowed.

The property is just a short drive from Ava, Missouri. Ava is a medium-sized town with a large Wal-Mart, lumberyard and numerous stores and restaurants. From Ava just take Highway 14 to the east for about 9 miles, then go left onto AB Highway. Go about 4 miles on AB Highway and the road will turn to gravel and you will come to a fork in the road. Go left at the fork (this is County Road 230), cross the small concrete bridge and continue for about 1/4 mile, then take your first left (this will be County Road 214). County Road 214 winds its way up the hill (fairly steep) and will take you to the north side of the property.

The property is centrally located in the Missouri Ozarks. It is just over an hour to Springfield which is the largest city in southern Missouri. Also, you will find over 10,000 acres of National Forest in the area which can be used for hunting, camping and trail riding.
