Bryant Creek is one of the most popular rivers/creeks in the Ozarks for fishing, floating and canoeing. This Property directly borders the Vera Cruz conservation area, giving you access to both the Hunter and Bryant Creeks. A versatile property with meadows, mature timber and multiple sites for building or camping.
In addition to the beautiful meadow, you will find some ENORMOUS pine trees on the property!
This property DIRECTLY borders the Vera Cruz Conservation Area along its south side for about 290 feet. The Conservation Area is about 80 acres in size and contains access points to the Bryant Creek as well as Hunter Creek. The Conservation Area also offers primitive campsites as well as bathrooms. The Conservation Area is open for hunting and fishing as well.
The aerial map above shows the property’s boundaries as well as the approximate dimensions. The Vera Cruz Conservation Area is outlined in green.
In the aerial photo above, we are looking over the property from the Conservation Land.
The photo above is the garden that we found at the south side of the meadow on the property. There were peppers, watermelon, squash and more! This garden will definitely need some major attention but the fruits and vegetables appeared to be thriving in the soil of the meadow.
This 6 acres also has big mature timber, county road frontage, a beautiful open meadow and nice views.

In the photo above we are parked in the open meadow on the property. Quite a few of the pictures of this property were taken on a VERY cloudy day, so you’ll just have to imagine the bright blue skies we normally have, here in the Ozarks…
The Interactive Map (below) is a great way to get familiar with the area and with the property:
Please refer to this interactive map for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is fairly new for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know! You may have to use the “zoom” function on the right side of the map to get to the property, which is outlined in red.
Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated. We also have a “close-up” of the topo map below:

The property is just a short drive from Ava, Missouri. Ava is a medium-sized town with a large Wal-Mart, lumberyard and numerous stores and restaurants. From Ava just take Highway 14 to the east for about 9 miles, then go left onto AB Highway. Go about 4 miles on AB Highway and the road will turn to gravel and you will come to a fork in the road. Go left at the fork (this is County Road 230), cross the small concrete bridge and continue for about 1/4 mile, then take your first left (this will be County Road 214). County Road 214 winds its way up the hill (fairly steep) and will take you to the north side of the property. PLEASE NOTE that this property is brand new, and our guys have not even had a chance to open up an approach off of the county road. To access the property you will need to go about 200 feet PAST it and then enter through the old metal gate on the left side of the road. Then go back to the east for a couple of hundred feet and you will be on the property.
The property will have its own approach installed later this summer (and we will put a cable across it for privacy).

In the video below, we explore the property on foot:
The property is centrally located in the Missouri Ozarks. It is just over an hour to Springfield which is the largest city in southern Missouri. Also, you will find over 10,000 acres of National Forest in the area which can be used for hunting, camping and trail riding.
This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property to be used as a residence must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement). Portable buildings are permitted for camping and storage but not for a permanent residence (unless they are at least 600 square feet and permanently attached to a 600 square foot foundation).
