The topo map above shows how the 13 acres is situated. The property borders the gravel easement road along its entire east side. It is level on the east side and slopes down gently as you head west toward the creek bed. There is also a long, private trail that leads to the southwest side of the property.
PLEASE NOTE: We have been told that the person who was leasing/using the property has a shipping container on the “private trail” at the south side of the property. We have contacted them and they have told us that they do have a company coming to remove the shipping container. We just wanted everyone to be aware of that!

The aerial map above shows the layout of property. There is a meadow area at the northeast side and the rest of the property appears to be wooded. This tract was logged fairly recently but it was not at all clear-cut. When the leaves come out in the springtime the property should look quite pleasant.
Feel free to check out the property at any time (as long as it is still available). From the town of Ava, Missouri you will go east on Highway 76 for about 11 1/2 miles and then go north (left) onto County Road 126. Follow County Road 126 to the north just over 3 miles and when you come to the “T” in the road. Go right at the “T” onto the easement road and then proceed about 1/4 of a mile to the property on the right.

As with all of our properties, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes. This ensures that you will have access to power and phone if/when you need it. The utility easement along the sides/back of each property is 30 feet. Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
