The easement road ends at the southwest side of the property so there is NO through traffic at all. The property has a large knoll near the southwest side which is the highest point in the area. The land slopes down gently as you move to the north and the east from the knoll. There are numerous areas on this property that could potentially have a spring (judging by the topography). There are also many spots with excellent views.

From the town of Ava, Missouri you will go east on Highway 76 for about 11 1/2 miles and then go north (left) onto County Road 276. Follow County Road 276 to the north just over 3 miles and when you come to the “T” in the road take a right onto the easement road. Proceed southerly on the easement road for about 3/4’s of a mile to the property on the left side (east side) of the road.
Plan on driving a truck or an suv to this one. Gravel roads can get rough at certain times throughout the year and you may need the extra clearance that comes with a truck or an suv if the road is rough.
