Bull Shoals Ranch is a sportsman’s dream sitting on a private peninsula on Bull Shoals Lake frontage that gently rolls right to the water’s edge, providing outstanding whitetail hunting, duck hunting and world class fishing! This is almost definitely the ONLY property you will ever see that encompasses an entire peninsula on a popular lake! This tract is well-suited to a large private ranch, a hunting and/or fishing retreat, a lakefront development, a private or corporate lodge/retreat or a commercial campground.
Power, phone and water are already on the property. This lake frontage is so nice you can pull your boat straight to the water and launch straight from the property! This area is renowned for its bass fishing, so much so that the B.A.S.S. Elite Series tournament was held right here in 2016! Huge walleye, catfish and many other types of fish can also be found in Bull Shoals Lake.
Great access off of a black top road will put you to Branson, MO in about ½ hour and also has multiple entrances to the property, yet the road dead ends at the property so you are secluded and private! The property is mostly covered with mature timber although there are several beautiful open meadows. You will find red oak, white oak, hickory, walnut, pine and cedar trees as well as huge persimmon trees which the deer really enjoy.
This tract has a proven “track record” for excellent deer and turkey hunting. Years ago, the property was used for raising buffalo. As it is a huge peninsula the animals had no where to go (buffalo apparently hate to swim). This could be ideal for an upscale game ranch.
The property includes several usable buildings/barns which could be excellent for equipment storage or potentially for the headquarters of a hunting/fishing camp.
We have priced this tract well below other lakefront tracts on Bull Shoals. This is a unique opportunity to own a trophy property with complete owner financing.
The full sales price of this huge tract of lakefront land is $2,450,000. Although we sell the majority of our properties on a 15 year term, we have decided to offer this large tract on a 30 year term. We need a minimum of 2% down on this property and we will finance the balance on a 30 year term with annual interest of 5 3/4%. With a 2% down payment ($49,000) the monthly payments will be $14,400. This payment does include the real estate taxes which run about $2,800 a year.
This property has an EXCELLENT road system with over 15 miles of roads and trails. We had originally planned to subdivide this property but with multiple projects right now we have decided to list it for sale to one lucky buyer. Our calculations show that if you wanted to subdivide the property there would be a very real potential of selling $4,000,000 to $5,000,000 worth of high-quality tracts. Possibly more if you did small tracts.
Amazing opportunity for an investor, a hunt club, a business or to start a campground. There is virtually no limit to what could be done with this unique property.
We have included multiple maps, pictures and videos that show this amazing tract of land. There is a lot to see so please take your time and check it all out.
Bull Shoals Lake is a “Corp of Engineers” lake which means it was created and is maintained by the Army Corp of Engineers. On all “Corp of Engineers” lakes, the water itself as well as a buffer area around the water is actually owned/controlled by the Corp of Engineers. As a property owner, you are able to use this land for hunting, recreation as well as to cross the land in order to access the water. As no private individuals own the actual water on Bull Shoals Lake, a property that has frontage on the Government “Take Line” in considered lakefront.
On this property you will find multiple cleared trails that lead right down to the water. There are at least two places that are suitable for putting a boat into the water and parking your truck and trailer. There are probably many more access points to the lake but we simply have not explored the entire property. Judging by the excellent road/trail system, this was very likely intended to be an upscale development at some point many years ago. Many of the roads/trails have not been used for years and we are in the process of cleaning them up to make them more usable.
As you look at the maps we have provided, you will see that there is one small parcel (about 3 acres in size) toward the south side of the property that is not included in the sale. Apparently, this was sold off decades ago and as such we did not receive it when we purchased the property. We do not have the contact information for whoever owns this tract but we are trying to get it. According to the person we bought the property from, they have had the gate locked for almost 15 years and the owenr of this 3 acres has never requested access. If we are able to obtain the 3 acres it will be included in the sale. If we are not able to obtain it, then it will not be included in the sale.
The property is one large peninsula, which provides the owner access to over 5 miles of shoreline! Multiple ponds and springs are spread throughout giving plenty of water for livestock and wildlife. With about 75 acres of pasture partially fenced with premium pipe fencing and cross-fenced with barbwire, several buildings as well as electricity and a well, the possibilities are endless! As you get into the heart of the property, the trail network and food plot dispersion are absolutely impressive with over 15 miles of internal roads and multiple established food plots!
The topography is a rare find! Gently rolling with small draws, ridge tops, saddles, impressive hardwood timber and pinch points give you an incredible hunting opportunity! This property draws and holds the wildlife. The habitat retains loaded numbers of turkeys and whitetail deer, and these Ozark lake country bucks are known for their premium genetics! There are several large areas of thickets and cover laying out some great sanctuaries for the wildlife.
The unique layout of this spacious ranch gives the owner the ability to hunt two very generous states in Arkansas and Missouri! Think of that… on one end of the property, you can harvest 2 bucks and 4 does in Arkansas; then on the other, in Missouri, 2 bucks and any number of doe tags can be purchased to effectively manage your property! The gentle rolling hills and beautiful mature timber provide multiple fantastic building sites to overlook the lake! This ranch really does have every flavor! From the impressive wildlife and timber to the world class lake frontage and gentle terrain, there is no need look any further! This large, private, secluded, accessible and rare tract won’t last long! Once you are here you will never want to leave!
