This large 108 acre tract is a hunter’s paradise. This area is well known for hunting and this 108 acres has a track record of excellent deer and turkey hunting. To get to this property you will probably need a four wheel drive. To explore the property you will need to use a four wheeler or go on foot. This tract has some nice views as well as many locations which would make very private camping or building sites. This acreage is located in Camden County, Missouri and is about 20 miles northwest of Camdenton which is the county seat. This land is only about a mile from the world famous Lake Of The Ozarks which offers fantastic fishing, boating and recreational opportunities.
Within the last couple of years this tract was logged of the larger commercial white oak trees. Parts of the property appear to have been logged fairly heavily and parts of the property were not. This aerial photo gives a general idea of how the property is situated. It borders a gravel/dirt easement road along its entire west side for about 1,500 feet. There is a small creek which crosses over the west side of the property. This is Pearson Creek and it flows north for about another mile into the Lake Of The Ozarks. There is a high wire easement (electric easement) crossing over the property. This large tract measures about 3,200 feet east to west along the north side and about 4,000 feet east to west along the south side. The property is about 1,320 feet (1/4 mile) north to south.
The price on the entire 108 acres is $99,500. With $500 down the monthly payments will be $1,050. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $925 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $860 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $785 a month. These payments are all based on about a 15 year payment schedule.

On this tract you will find multiple spots that could be used for building or camping. This tract is subject to the 5 basic restrictions as shown on our website (no single wide mobile homes, etc.). When you build your home or cabin on the property it must be on a concrete foundation with a minimum square footage of 600 feet. A simple 20′ X 30′ concrete pad meets this requirement.
Here are the directions to the property: From Camdenton, Missouri go north on Highway 5 for about eight miles. You will cross a large bridge that goes over part of the Lake Of The Ozarks. After the bridge go about another mile and then go left (west) on Highway 7. Stay on Highway 7 for about eleven miles and then go right (north) onto Highway Z. There is a small gas station/convenience store here which is a good landmark (although it recently closed). Stay on Highway Z for about 2 miles then take a right onto Coffman Bend Drive. Stay on Coffman Bend Drive for about a quarter of a mile then go right onto Dodds Camp Road, which is gravel. Now go about one tenth (1/10) of a mile and take a right onto the easement road which will lead to the property.
When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive out there. There may be a locked cable at the start of the easement road so please email us or give us a call and we will get you the combination for the lock. Please bear in mind that the easement road is a minimum maintenance road so bring your four wheel drive truck or suv, especially if it has been raining.
