Huge 18 acre tract loaded with deer and turkey near Chalk Bluff and the Jack’s Fork River in Shannon County, Missouri. This “Off-Grid” tract is located just down the road from the famous Chalk Bluff which overlooks the very popular Jack’s Fork River. The Jack’s Fork River is surrounded by thousands of acres of land within the Ozark National Scenic Riverways. The land within the National Scenic Riverways can be used by the public for camping and for access to the Jack’s Fork River. Also within the immediate area you will find the Rocky Creek Conservation Area which gives you over 1,000 acres of additional land for hunting, camping, recreation and trail riding.

About a mile to the west you will find Chalk Bluff, the Jack’s Fork River and the Ozark National Scenic Riverways. Less than 1/4 mile to the east you will find the Rocky Creek Conservation Area (the shaded green area on the map).
The sales price on this 18 acre tract is $39,500. With $500 down the monthly payments will be $415. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $360 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $330 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $290 a month. These payments are all based on about a 15 year payment schedule. You will find numerous types of trees including red oak, white oak and hickory (just to name a few).
Access into the Tracts at Chalk Bluff is via several miles of gravel roads. You will want to drive a four wheel drive truck or SUV to these private tracts.
This property has multiple locations that might be excellent for building and camping sites. This tract (and all the tracts at Chalk Bluff) were logged within the last several years. This tract was not clear cut at all and there is actually some nice timber remaining.
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just to the east.

Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, Missouri) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly. As soon as you enter the Chalk Bluff area you will go left onto the easement road which leads to the property. This last section of road goes down a small valley which could be rough so be sure to have your four wheel drive.
You will DEFINITELY want to print out all of the maps and directions for when you drive out to the Tracts at Chalk Bluff. We will be happy to email, text, fax or mail the maps to you if you would like.
We will also be happy to email you the “MapRight” link which will be very helpful when you visit the property. This is the actual interactive map from this listing. All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating building sites and driveways).
