In the early Spring aerial photo above we are looking southeast from over the north side of the property. You can see the Finley River, the open meadow and the County Road (Olga Road) in the distance. If you look toward the upper right side of the photo you can see where “Rocky Rise Loop” meets with Olga Road. The gate into the property is close to that intersection of the County Roads. The property is visible as much of the part of the meadow on the photo that does not look like it has been mowed recently.
In the photo above we are looking north at the property from Olga Road. It has a private gate coming off of the county road (Olga Road). The photo above was taken about 2-3 years ago (before the property was leased out). Since then, an electric line has been installed crossing over the property, so some of the larger trees by the fence have been removed (see photo below).

This recent photo shows the power line which now crosses over the south end of the property. The Finley River is home to numerous species of fish including bass, perch, catfish and more. This particular area of Webster County is well-known for excellent hunting including huge white-tailed deer and large turkey. Since this property borders the river (a water source for the deer) as well has a large meadow and heavily wooded areas, you can plan to see numerous deer on the property throughout the year as they cross from the woods to the meadows, and as they walk down to the river to get a drink.

Although it is hard to see in the photo, the gate into the property is located at the north side of the “T” in the roads. The road bordering the south side of the property is Olga Road and the other road that goes down to the south is Rocky Rise Loop.

As you can see on the map the property actually extends across the river, which makes this property even more special (many riverfront properties only extend to the edge or the middle of the river).

The property is located only about 25 miles east of Springfield, Missouri which is the largest city in southern Missouri and continues to grow every year! For the last several decades, land this close to Springfield has been an excellent investment, as the city continues to grow. Springfield is home to several large hospitals and colleges and has a great airport as well as hundreds of stores and restaurants.
This waterfront tract represents an excellent opportunity for building your own home or cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections (minimum 600 square foot continuous concrete foundation).
PLEASE NOTE that although you can build basically anywhere on this property (subject to the setbacks from the roadways) that much of the “Open Meadow” is within the 100 year flood zone. If you were to build in the flood zone you would need to elevate your structure with a properly engineered and constructed raised foundation to get it out of the flood zone, which would certainly add quite a bit to the cost of building. According to the map, the southern portion of the meadow (near the County Road) would be out of the 100 year flood zone and so it would likely be the best place for a home or a cabin.
The aerial map above shows the “FEMA Flood Zone” on the northern part of the property. It is unusual to have a property adjacent to a major river that has such a large buildable area OUT of the flood zone! The map above was created before the survey was completed on the property, and it shows the property as being “7.14 acres” in size. The completed survey does show that this property is actually 7.858 acres in size.
On the aerial map above, we have zoomed in on the southern portion of the property. This is the portion that the MapRight program shows is out of the 100 year flood zone. The red line on the map above indicates the approximate property boundaries and the pink line indicates the area that would be beyond the setback distance from the County Road and the side of the property. According to the map above, there appears to be about 1.2 acres on the south side of the property that would be out of the 100 year flood zone and also beyond the setback distances for building. This would give you about 50,000 square feet out of the flood zone for your house and garage (and large shop, if you desire). As always, you will want to do your own research to make sure that the property will be suitable for your needs.

The map below is a topo map which shows how the land “lays”. The land is the highest at its south side by Olga Road. It slopes down VERY gently as you move north into the meadow and it stays flat all the way across the field. As you move into the timber on the north side of the field the land slopes down and up on the way to the river.

This property is private and secluded with an amazing amount of wildlife. On the property you can expect to find whitetail deer as well as wild turkey. This area has a proven track record for both deer and turkey hunting. In the Finley you can expect to find bass, perch and many other types of fish. Although this tract is very private it is only about 20 miles from Springfield and only about 5 miles from Rogersville, Missouri. Rogersville is a small (but growing) city which is just east of Springfield.
