SORRY, THIS PROPERTY HAS BEEN SOLD!
Truly amazing 46 acres with the Finley River, mature timber, meadows, trails, caves as well as county road frontage and a nice pond. This is easily one of the most special tracts we have had in years…
Located only about 15 miles east of Springfield, Missouri. This large riverfront acreage really does seem to have it all! HUGE deer and turkey on the property. Suitable for building, fishing, hunting, camping, canoeing, kayaking, four wheeling and much more!
Let’s not forget the mature timber including numerous walnut trees, oak and hickory trees and even large cedar trees. This property is fully surveyed and is 46.246 acres in size.
In the aerial photo above we are looking north with the property situated on the right side of the river. This tract has about 500 feet of DIRECT frontage on the very popular Finley River near Springfield, Missouri.
This is also the lowest price acreage we have ever had on the Finley River or this close to Springfield. While almost all of the other tracts we have seen on the Finley River have been from $6,000-$10,000 an acre, this 46 acre tract is UNDER $4,000 an acre. It may just be the very best deal in the Ozarks!
Although we sell most of our properties with $500 down, on this large tract we do need a down payment of $2,500 (you will have our lowered interest rate of 6 3/4% right from the start).
The sales price on this 46 acre tract is $179,500. With $2,500 down you will have an annual interest rate of 6 3/4% and monthly payment of $1,595. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $1,475 a month. These payments are all based on about a 15 year payment schedule. Property taxes total only about $300 a year and are already included in the monthly payment. There are no prepayment penalties or hidden fees.
Please feel free to purchase the property through the website but keep in mind we do need at least $2,500 on this large tract (not just the normal $500 down). If you do purchase this tract through the website with only $500-$1,500 down we will contact you immediately for the balance of the down payment.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount! We want to give ALL of our buyers the opportunity to achieve the lowest interest rate and payment amount possible!
ALSO, if you decide to pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property! On this property that would save you $17,950 for an early payoff!
IF YOU WOULD LIKE TO OWN THIS PROPERTY PLEASE SELECT THE $2,500 DOWN PAYMENT OPTION FROM THE LINK AT THE BOTTOM OF THIS SALES PAGE OR CALL US IN THE OFFICE AT (417) 767-2223 AND WE CAN COMPLETE THE TRANSACTION OVER THE PHONE.
Many of the pictures/videos we have of the property were taken in the winter, when the leaves were already off of the trees. We do happen to have a few photos which were taken this summer/fall, before we had purchased the property. We have included a good selection of pictures from throughout the seasons in this listing, so you can get a great look at this special tract.
In the video below, we explore the river frontage on the property with our drone:
In the next video below, we use our interactive map to check out the property and surrounding area:
We have several other videos of the property farther down in this listing. This is a huge tract which is loaded with cool stuff and we tried to pack much of it into this listing page.
In the photo above we are standing on a cleared area deep into the property which could make for a great building or camping site.
In the aerial photo above we are over the County Road just east of the property. We are looking westerly over the property with the Finley River in the distance.
In the aerial photo above we are looking westerly over the pond on the property, toward the county road. Electric runs directly over the west side of the property.
In the summer time aerial photo above we are looking north with the river on the left and the property on the right. The sun was beginning to set when this picture was taken so the river is hard to see in the photo.
The aerial map above shows how the property is situated. It has about 500 feet of frontage on the Finley River along it’s west side and about 200 feet of frontage on the County Road (Rocky Ridge Loop) on its east side. The dotted line is a trail that runs through the property and down to the river.
The photo above shows the east side of the property. It has about 200 feet of frontage on the gravel county road. This is also where you will find the nice pond. There will be an approach installed coming off of the county road. Our guys plan on having it done within a couple of weeks but if it is not done when you visit the property you can enter by using the existing approach which is just a few hundred feet north of the property. Contact us for the combo to the lock.
There are numerous areas on the property that could be suitable for building, camping or hunting.
Check out the interactive map below!
Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is fairly new for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!
Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated.
The topo map above shows how the land “lays”. Each line indicates an elevation change of 20 feet so when the lines are close the land is sloped and when the lines are far apart the land is flat (or nearly flat).
The three photos below were taken at about the same spot, at three different times fo the year. This gives you a chance to see how this large tract looks throughout the year. In the three aerial photos below we are looking north with the land on the right side of the river.
Summer picture above (on a cloud day, unfortunately)
The photo above is a late fall photo. Although the colors are beautiful we actually missed the best colors by about 2-3 weeks.
Above is a winter photo. Still looks great.
Although this property is private and secluded it is still just a short drive to Springfield which is the largest city in southern Missouri. On this large tract you will find an amazing amount of wildlife. On the property you can expect to see whitetail deer as well as wild turkey. This area has a proven track record for both deer and turkey hunting. In the river you can fish, swim, canoe or kayak.
In the video below we take a look at the property from the air with our drone:
The video below shows the property from the ground. This is a really long video but it does a pretty good job showing the drive to the property as well as the trail to the river:
In the last video below we check out the cool caves we found on the 46 acres:

Excellent location, about 20 minutes to Springfield, MO and just a little farther to Branson, MO. Also only a few hours to Kansas City and about the same to St. Louis.
DIRECTIONS TO THE PROPERTY: From Springfield, Missouri go east on Highway 60 for about 15 miles. You will pass through the small town of Rogersville. After you pass through Rogersville you will go right (south) onto Highway U. Stay on Highway U for about 2 miles and then go left (east) onto Olga Road. Now stay on Olga Road for about 2 miles and you will cross over the Finley River. Continue on Olga for about 1/4 mile and go right at the “Y” in the road. Proceed up the small hill and you will see the land on the right side of the road.
As we mentioned earlier, our guys are working on opening up an approach into the property. If the weather and the equipment cooperate then this will be done in the near future. If it is not done when you get out to the property you can enter through the gate which is a few hundred feet north of the property (by the old barn).
Printing the maps/directions is a must but having the MapRight app on your phone is BY FAR the best way to get to and to explore this large property. In order to use the MapRight app you just need to download the free app from the Apple Store or from the Google Store (search for “Mapright”, all one word). Please send us an email or call us after you have the app and we can email you the link for the specific interactive map for this property. This is MUCH BETTER than using the map in this listing because when you use the MapRight app on your phone/tablet there will be a colored dot to indicate right where you are (it uses the GPS on your phone). So it is not only helpful in getting to the property but it is very helpful in exploring the property. Seriously, it is awesome…
Once you get to the property feel free to walk all around and explore. Also, you can bring your four wheeler or side-by-side if you would like.
Please let us know when you plan to make a trip to the property as there may be a gate/cable. You will need the combo for the lock.
This centrally located property is within about 15-20 miles of Springfield/Branson and only a few hours from Kansas City, Saint Louis and several other major cities.
Normally, when you are looking at a property on a major river like the Finley River, you will notice that the river frontage is either high on a bluff, or completely in a flood zone. That is not the case with this special acreage. Look at the map below to see how the vast majority of this property is totally out of the flood zone.
The aerial map above shows the property and FEMA Flood Zone. When you build your home or cabin, you will definitely want to stay out of the flood zone. One of the things that makes this tract very special is that the vast majority of the property is out of the flood zone (very rare on a true river property).
This tract is subject to the 6 basic Property Covenants as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
To see the standard Deed Assurances please click here.
Please do click on the link above to fully familiarize yourself with the Property Covenants. If these Deed Assurances do not meet with your needs, then we would be happy to be on the lookout for a property which does fully fit your needs.
Also, please note that trees with a stump diameter of more than 8 inches may not be cut, sold or disturbed until the property has been paid for in full.
In the photo above we are parked on the meadow on the east side of the property. You can see the power line above the truck.
This 46 acre river front tract represents an excellent opportunity for building your own home or cabin as we have been told that there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections (minimum 600 square foot concrete foundation and all other property covenants do apply).
In the aerial photo above we are looking northerly on the river with the land on the right.
In the photo above we are facing north on the county road with the land on the left.
The photo above shows some of the very cool caves we found while exploring the property.
It is VERY HARD to find any water front land this close to Springfield.
Your family will love you and your friends, family and neighbors will be very jealous BUT with 46 acres and 500 feet of direct river frontage you can invite them along for the weekend too…
