This tract was recently logged and we are going into the first winter after the loggin, which is when a recently logged property will look its “worst”. Often, when a property has been recently logged, we simply “hold” it for 1-2 years which allows the limbs left by the loggers to rot away and also allows the remaining trees to thrive. What we have decided to do on this tract is to sell it just as it is and REDUCE the price to reflect the fact that it will need 1-2 years to start to look great again. This tract has multiple sites for building and camping but our preferred choice would probably be the level “knoll” area toward the southwest side of the property. Very private and incredible views.
Feel free to check out the property if you would like. From Mountain Grove, Missouri go south on Highway 95 for about 20 miles to Highway 14. Go east on Highway 14 for about 7 miles to County Road 255 on the left (north). Tract 20 is the first tract on the left. There is an approach off of Highway 14 but if you take the gravel easement road on the north side of the property you will see the driveway that leads to the top of the ridge. This private driveway has not been graded so if you are going to check out the “knoll” area plan on bringing your four wheeler or going on foot.

All Tracts at Hawk’s Roost are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

As with all of our properties, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes. This ensures that you will have access to power and phone if/when you need it. The utility easement along the sides/back of each property is 30 feet. Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
