The topo map above shows how the 20 acres is situated. It borders the private easement road along its entire east side and the gravel creek bed (seasonal creek) along its entire west side. The easement road ends at the southeast side of the property so there is NO through traffic at all. The property is mostly level off of the easement road and slopes down gradually as you head west toward the creek bed. There are numerous areas on this property that could potentially have a spring (judging by the topography). There are also many spots with excellent views.
The photo above is a picture of a topo map showing the property. This photo is really “messy” because we didn’t intend for this picture to be used in the listing. This is actually a photo taken of one of our iPads with the MapRight program open on it while we were on the property. The blue triangle is where the four wheeler was parked and we took the photo of the iPad so we would remember where we left the four wheeler…Anyway, we labeled this topo map because it looked like it might actually be useful! The private trail was mapped out when we rode the four wheeler (you can do that if you purchase a full version of MapRight) and the blue triangle is where we had t park the four wheeler because there were large tree branches blocking the trail. We then walked down the hill to the creek bed where we took the first video (shown above as “Video Of Creek”. We then walked to the south a little bit and finally decided to head up to the north side of the property. While we were walking east along the north line we heard water flowing in the valley on the property so we walked down into the valley and that is where we discovered the little spring which appeared to be running out from several different rock ledges on the property (shown on the map above as “Video Of Little Spring”). This was also the trip where we saw the bald eagle at the southeast corner of the property. He was sitting in a tree and got startled and flew off when we began riding the four wheeler down the private trail.

Feel free to check out the property at any time (as long as it is still available). From the town of Ava, Missouri you will go east on Highway 76 for about 11 1/2 miles and then go north (left) onto County Road 276. Follow County Road 276 to the north just over 3 miles and when you come to the “T” in the road take a right onto the easement road. Proceed southerly on the easement road for about 3/4’s of a mile to the property on the right side (west side) of the road.
Plan on driving a truck or an suv to this one. Gravel roads can get rough at certain times throughout the year and you may need the extra clearance that comes with a truck or an suv if the road is rough.

In the aerial photo above we are looking southwesterly over the property with the truck parked on the easment road at the east side. Although we did not know it until we fully watched the drone video on a large screen, there are multiple trails leading to different areas on the property.
