This tract is subject to the 5 basic restrictions as shown on our website EXCEPT that the road/utility easement (the setback from the easement road) on these tracts will be only 30 feet instead of 50-100 feet which will give you more usable area. The setback from the side boundaries will be 10 feet instead of the standard 30 feet (again, to give you more usable area).
Here are the directions to the property: From Marshfield, Missouri take Highway A to the south. After you leave the city limits of Marshfield you will go 3.3 miles and then go right (west) onto Bell Ford Raod. Stay on Bell Ford Road for 1.7 miles and you will see the gate which leads to the property on the left side of the road. To get to the property from Springfield go east on Highway 60 for about 20 miles then go north on Highway A. Stay on Highway A for 8.2 miles then go left (west) onto Bell Ford Road. Now go 1.7 miles to the gate which leads to the proeprty on the left side of the road. If you come from Springfield you will actually see Bell SPRINGS Road before you see Bell FORD Road. Either one can get you to the property but on your first visit it might be easier to take Bell FORD Road. When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property. There may be a locked cable or gate at the start of the easement road so please email us or give us a call and we will get you the combination for the lock.

We did see some small fish in the river when we were on Tract 3 although the water was fairly low because it was mid-November. When the water is up the opportunites for fishing, floating, canoeing and kayaking should be very good.
