The property is in an excellent location. Directly across the cove you will find the Brown Bend Public Boat Launch which is a very nice boat launch and fishing pier that is open to the public. You can launch just about any type of boat from here and drive it right across the cove to your lakefront property. Also, you will find multiple marinas and resaurants are just a short boat ride away from the property (or you can be boring and drive your car).
The property is centrally located and is within driving distance of multiple cities and towns. The closest small town is probably Climax Springs which is about 10 miles to the south of the property. The larger city of Camdenton is about 30 miles east of the property. St. Louis, Kansas City and Springfield, Missouri are all within about 2-3 hours of the property.
This area is FULL of deer and wild turkey. On this tract you will find multiple spots that might be suitable for building or camping.
Above is a photo taken directly from the property overlooking the attached lakefront lot, giving the opportunity for both great views and convenient access to the most popular vacation area in Missouri. The dock in this photo is on the neighbor’s property, which is just to the left of the lake front lot. Docks are permitted in this area so you could have one installed if you desire to do so. Clearing out a few small trees would improve the view or they could be left for privacy.
Normally the properties we sell are subject to our 6 basic deed assurances BUT since this area of Camden County does have zoning (because it is so close to the lake) we have not placed any of our restrictions on this property. This property is zoned “A1” (agricultural) which we are told is one of the least restrictive zonings.
On the property you can have a site built home or cabin, a modular home or cabin or a mobile home. The property can also be used as a farm for livestock, for crops, for orchards or even for a winery. The property is zoned “A1” so please feel free to contact the Camden County Zoning Department with any specific questions about what you can do. We will certainly try to help answer any questions but generally the best information will come right from the county. They also have a good website which can be useful.
To get to the property from Camdenton take Highway 5 north for about 8 miles then go west onto Highway 7. Stay on Highway 7 for about 15 miles and pass through the town of Climax Springs. Go about 2-3 miles PAST Climax Springs then go north onto Highway DD. Stay on Highway DD for about 2-3 miles then go east onto Highway FF. Go 1-2 miles then go east onto Pine Cove Drive. Stay on Pine Cove Drive for 1-2 miles then go left onto Stoddard Lane. Stay on Stoddard Lane for about a mile (maybe less) and then veer left onto Sandy’s Drive, which is gravel. Go about a quarter mile on Sandys Drive and you will see the property on the right side of the road. There is actually a very small portion of meadow on the southwest corner of the property (see the aerial maps) so you should be able to tell when you get there.
Also, you can get to the property by staying on Highway FF and coming in from the north (see the maps). The property has frontage on several different gravel roads so please be sure to print out the maps from this listing so that you can really explore the property. The drive may be a little tricky on your first visit but if you have all of the maps and directions it will make it much easier.
