WHY IS THIS PROPERTY SO INEXPENSIVE? If you’ve been looking for hunting land in Minnesota you have probably noticed that this may be the cheapest 10 acres anywhere in the state. We priced this property so low because the access is poor and much of the land can be soft in the springtime (although it is covered with pine trees). If you have been looking for a super cheap recreational property for hunting and playing then don’t let this one get away!

There is marketable pine timber on the property although it can not be harvested until the property has been paid for in full. Access to this property is across the state land. When we visited the property years ago (in the wintertime) we were able to drive to within about half a mile of the acreage. We though ahead and brought a couple of snowmobiles with us so we were able to take a snowmobile the last half mile to the property.
Just like all of our properties you do have the option of lowering your annual interest rate and reducing your monthly payment by making a larger down payment. With $1,500 down the interest rate drops to 7 3/4% and your payment drops to $90 a month. With $2,500 down the interest rate drops to 6 3/4% and your payment drops to $70 a month. The property is about 25 miles south of the town of Williams, Minnesota which is midway between Baudette, Minnesota and Warroad, Minnesota. To get to the property take Highway 2 south from Williams (also known as Wilderness Drive). After a few miles Highway 2 will turn into Faunce Forest Road. Continue going south on Faunce Forest Road until you cross over the Rapid River. Now you are on Rapid River Road which will turn to the west but you will need to keep going south on a State Forest road. When we were there the State Forest Road was in great shape for about 1 1/2 miles and then it looked like it turned into more of a logging trail. We continued on the logging trail for about another two miles then we parked the truck and trailer and took the snowmobiles the rest of the way to the property.
The map above shows the route we took to the property when we visited it several years ago. We came in to the west side of the property but there appeared to be a logging trail which came in on the east as well. Keep in mind that we visited the property in the winter when the ground was frozen. In the springtime we have no idea how close you could get to the property in a truck.
This 10 tract measures about 330 feet east to west and about 1,320 feet north to south. It borders the Beltrami State Forest along its entire south side. The whole property is bascially wooded with small pine trees. These photos were taken several years ago and the trees may be slightly larger now.

PLEASE print out all of the maps before making a trip to the property. The best way to view this property is to come when the ground is frozen and bring a snowmobile.
Although we have not visited the property in quite a while we do have the G.P.S. coordinates which should be for about the southwest corner of the 10 acres. They are: 48.3510943, -94.953251.
