The photo above is an aerial photo showing the property’s boundaries. The property actually goes all the way across the river, giving you the potential for a VERY unique site for a campsite. There is a huge gravel bar in the riverbed which gives you an enormous supply of good gravel for building and landscaping projects. On the aerial photo above you will see a building/shed near the county road on the property. This is a portable building which is owed by the person who was leasing the property. It may still be on the property but it will be moved at some point (sorry about the inconvenience).
This Tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Among other things, homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Please note, that in the standard Property Covenants there is a 30 foot setback from the SIDES of the property when you build your home or cabin. On this tract, that setback has been adjusted to only 10 feet from the sides of the property (in order to give you more room when you build).

Here are the directions to the property: From Marshfield, Missouri take Highway A to the south. After you leave the city limits of Marshfield you will go about 3.3 miles and then go right (west) onto Bell Ford Road. Stay on Bell Ford Road for just under 2 miles and you will get to the bridge over the James River. Continue past the river for a few hundred yards and you will see the property (Tract 2 at James River Estates) on the right.
To get to the property from Springfield go east on Highway 60 for about 20 miles then go north on Highway A. Stay on Highway A for 8.2 miles then go left (west) onto Bell Ford Road. Now continue to the property as stated above. If you come from Springfield you will actually see Bell SPRINGS Road before you see Bell FORD Road. Either one can get you to the property (Bell Springs Road will run into Bell Ford Road). When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property. There may be a lock on the gate to Tract 2 so please email us or give us a call and we will get you the combination for the lock.
The street address for the property close to this one is: 1781 Bell Ford Road, Marshfield, MO 65706. So if you enter that into your G.P.S. it should take you quite close to the property.
If you are familiar with river front property than you already know that any property with access to major river will have a portion of it within the flood zone. The unique thing about this tract is that it actually has a beautiful building site that is entirely outside of the 100 year flood zone! This is a PREMIER RIVER FRONT PROPERTY because not only can you walk right to the river but there is also a “high and dry” building site!
The map above shows the “100 year flood zone” which is the shaded area on the property. This rare tract has a large buildable area on the east side that is entirely out of the flood zone. It also has an area on the west side that is out of the flood zone but this would be a more challenging place to build as it is across the river.
