PLEASE NOTE: This very special property has been leased out for several years, and is now being offered for sale. The folks who were leasing/using this property appear to only have used it for camping and possibly for hunting. The listing page below is mostly the original listing page from when the property was leased/sold a couple of years ago. From what we could see on a recent trip to the property, it looks very similar to the original pictures that we have of this property except that it appears that a driveway was installed coming off of the County Road and leading into the property. There appears to be a few “odds and ends” that were left on the property, including what looks like a park bench as well as a fire pit and possibly other things as well.
The two videos below are very recent videos that were taken on a recent trip to the property (just before it was listing for sale on our website). These photos give you the most recent views of the property. Also, we have left most of the original videos/pictures in this listing page because they may be helpful and they do add information (even if they are not current). When this property was originally leased/sold it did not have a driveway leading into the property so you had to temporarily park on the County road and walk into the property to explore it. It now does have a private driveway BUT as you will see in the pictures and recent ground video, the culvert was not cleaned out after it was installed and it filled up which allowed the water to run over the top of it which eroded the start of the driveway. This would need to be repaired in order to drive into the property using the driveway. Our guess is that it would take one load of rock OR you could potentially use rock/fill from the property to fill in the start of the driveway.

Tract 1 at Wild Turkey Hollow is 10.7 acres in size. It borders the Mark Twain National Forest along its entire east side and County Road 421 along its entire west side.
This aerial map above shows Tract 1 at Turkey Hollow which borders the Mark Twain National Forest for about 290 feet along its entire east side. The property measures about 1,550 feet east to west and is basically rectangular in shape. The diagonal line going across the west part of the property is the electric line. The property even has a small “wet weather” creek bed which runs through the middle.

The topo map above shows how the property “lays”. As you drive to the property from the south you go down a small hillside on the County Road. The road levels out at about the northwest corner of the property. Then, as you walk to the east the property rises up slightly and then back down. There is a large level area to the west of the gravel creekbed. This was an open meadow years ago but it has since grown up with cedar trees. As you move easterly from the creek bed the property rises up very gradually and then it levels out as you get to the east side near the National Forest. The little blue line that crosses the property is a small seasonal creek which would probably only have water in it after a major rain. Multiple spots for building and camping on the great tract!

This property DIRECTLY borders the Mark Twain National Forest. This is a rare opportunity to have excellent access onto THOUSANDS of acres of land, right at your doorstep. Map showing the location of the property within the Ozarks. Excellent location, under two hours to Springfield, MO and Branson, MO. Also only about half a day’s drive to Kansas City and even closer to St. Louis.
This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

This property is in the heart of a popular recreational area. People travel from all over the country to hunt, fish, camp and play in this area! The popular Eleven Point River is just a few miles to the south. The equally popular Jack’s Fork River is just a few miles to the north. Directions to the property:
From the town of Birch Tree (on the south side of Highway 60 you will also see a Dollar General store which is a good landmark) go east exactly 2.4 miles and then go north (left) onto County Road 452. County Road 452 curves right and then you IMMEDIATELY go left onto a gravel road, which is County Road 421. Go 1 1/4 miles to the “T” in the road. Go right at the “T” and go another 3/4’s of a mile and you will come down to the bottom of a small hill. The property starts on the right, about half way down the hill. Look for the sign which says “Tract 1” and look for the survey markers.
When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property.
