Pictured above is a small rock wall that was built to create a miniature “spring pond” by a previous owner. The little spring comes right out of the ground and flows into the creek on the property.

The property is accessed via a gravel easement road which comes off of Highway E, as shown on the photo above. The property measures about 800 feet east to west by about 1,050 feet north to south.

In the photo above we are parked near the creek on the north end of the property. The small “building” was on the property about 6 months ago and it may or may not still be there (it was built on a small trailer).

This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

As we mentioned earlier, this property was formerly leased by a gentleman who was planning to live off-grid. As you can see in the video below, he made preparations for a home but it doesn’t look like he ever actually built a structure on the property. The building site area will need a couple of days worth of clean-up. There are some trenches that he dug (for irrigation?) that could be filled in and there are some small trees and brush that could be cleaned up. He did excavate and level out a fairly large area which is possibly where he planned to pour his foundation?

Other than the driveway and small cleared site this tract is entirely wooded with all different sizes of timber.

The area is known for its wildlife, especially deer and turkey. Build a little cabin and you’ve got your own hunting and fishing retreat (the Gasconade river is just a couple of miles away)!

Here are the directions to the property so that you can check it out: From the four-way stop in Hartville go north for about half a mile then take a right onto Highway “Z”, stay on Highway “Z” for two miles and take a right onto Highway “E”, stay on Highway “E” for 3 1/2 miles then go left onto the gravel easement road. Take the gravel easement road for about 1/2 a mile to the property.
