SORRY, THIS PROPERTY HAS BEEN SOLD!
Pictured above is a small rock wall that was built to create a miniature “spring pond” by a previous owner. The little spring comes right out of the ground and flows into the creek on the property.
This unique 16 acre tract is wooded with oaks, cedar and hickory trees and offers a great amount of privacy. The property is a little over 10 minutes from Hartville, Missouri and about an hour from Springfield, Missouri. This tract has a long private driveway which winds down a small hill to a building/camping site that overlooks a little creek. There is a drilled well on the property BUT there is no pump in the well. The previous owner operated the well/pump with a generator and he took the pump and generator with him when he left. Power is VERY close to the property (within about 200 feet of the southeast side) if you ever wanted to hook to it.
In the photo above we are parked in the clearing on the property near the drilled well.
As we discussed this tract in the office, we all decided that we had simply never had a property with a creek, a well AND a live spring! Even without all of those special amenities this is a VERY usable tract for hunting, camping and building and offers an enormous amount of privacy and seclusion.
The full sales price for the entire 16 acre tract is $69,500. As you may know, many of our properties are available with a $500 down payment but on this very special tract the minimum down payment is $1,500. With your $1,500 down payment you will automatically get the reduced interest rate of 7 3/4% and your monthly payment will be $655.
Please note that a larger down payment will substantially reduce your interest rate and monthly payment amount. With $2,500 down your rate drops to 6 3/4% and your payment drops to $605. With $5,000 down your rate drops to 5 3/4% and your payment drops to $550. Taxes are only about $120 a year and are already included in the monthly payment. There are no prepayment penalties and no hidden fees.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount! We want to give ALL of our buyers the opportunity to achieve the lowest interest rate and payment amount possible!
ALSO, if you decide to pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property. On this property that would save you $6,950 for an early payoff!
We do need a minimum down payment of $1,500 on this tract and with your down payment you will automatically get the reduced interest rate of 7 3/4% and monthly payment of $655.
We have quite a few maps in this listing as well as a couple of videos. This property was leased out for several years and the previous owner had planned on building some type of structure but his plans changed and he moved out of state.
The photo above is a winter-time aerial photo showing the 16 acres. It borders a gravel easement road along its entire south side and it borders the small creek along its entire north side.
The photo above shows the property, easement road and in the lower left corner you can see the G.P.S. Coordinates to the start of the driveway on the property.
The topo map above shows how the ground “lays”. The property is the highest on its south end by the easement road and it slopes down gradually as you move north toward the creek.
The property is accessed via a gravel easement road which comes off of Highway E, as shown on the photo above. The property measures about 800 feet east to west by about 1,050 feet north to south.
The map above shows the route to the property from Hartville, Missouri.
The property is located about an hour east of Springfield, Missouri.
Excellent centralized location in southern Missouri. Short drive to Springfield and Branson and just a few hours from Kansas City and St. Louis.
In the photo above we are parked near the creek on the north end of the property. The small “building” was on the property about 6 months ago and it may or may not still be there (it was built on a small trailer).
This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
To see the 6 standard Deed Assurances please click here.
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating building sites and driveways).
As we mentioned earlier, this property was formerly leased by a gentleman who was planning to live off-grid. As you can see in the video below, he made preparations for a home but it doesn’t look like he ever actually built a structure on the property. The building site area will need a couple of days worth of clean-up. There are some trenches that he dug (for irrigation?) that could be filled in and there are some small trees and brush that could be cleaned up. He did excavate and level out a fairly large area which is possibly where he planned to pour his foundation?
Please refer to our interactive map (above) for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is fairly new for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!
Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated. Also, we can email you the direct link for this interactive map of the 16 acres, so you can view it in your phone or tablet when you make the trip to the property. You will need to download the MapRight app to your phone/tablet (free app).
In the photo above you can see what appears to be an excavated area which may have been where a foundation was planned.
In the video below we show the cool live spring we found on the property. We have visited this little spring several times and although it has usually been flowing there was one time when it was not:
In the second video below we check out the property from the gound (at the end of this video we have also added the “spring video” that is shown above):
In the last video below we use our interactive map to check out the property and surrounding areas:
Other than the driveway and small cleared site this tract is entirely wooded with all different sizes of timber.
In the photo above you can see a trail on the property.
The area is known for its wildlife, especially deer and turkey. Build a little cabin and you’ve got your own hunting and fishing retreat (the Gasconade river is just a couple of miles away)!
In the photo above we are parked on the clearing on the property.
Here are the directions to the property so that you can check it out: From the four-way stop in Hartville go north for about half a mile then take a right onto Highway “Z”, stay on Highway “Z” for two miles and take a right onto Highway “E”, stay on Highway “E” for 3 1/2 miles then go left onto the gravel easement road. Take the gravel easement road for about 1/2 a mile to the property. When you visit the property PLEASE print out the maps we have provided as it can be tricky the first time you drive to the property. If you would like us to email you all of the maps and pictures just let us know. Feel free to go check out the property and walk all around (as long as it is still available).
Why not invest your money in something your family can use and enjoy? As soon as your down payment is received the land is yours and you can use it as you wish (subject to the basic deed assurances as shown on our website). Take your family camping on your own property next weekend!
