ALSO, if you decide to pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property! On this property that would save you $4,650 for an early payoff!
In this listing, we have provided numerous pictures/videos of the property. Most of the pictures/videos were taken about 2-3 years ago, right after the property had been mowed/brush hogged. Since then, the property has been leased out and it is now available for sale. The property has NOT been mowed/brush hogged for several years so you can expect the grass to be very high! Please do keep this in mind when you visit the property. We will be happy to mow the property for you (once) after you purchase it to get everything looking great, but we will not be able to maintain the mowing after that. There are always folks in the area who have a tractor and brush hog and if you make contact with one of them they would surely be willing to mow the property for you, whenever you like.

There are multiple areas on the property that may be suitable for building, camping or hunting.
In the aerial photo above we are looking east over the property.
The property is located about 7 miles southwest of Mountain View, Missouri and about 15 miles north of West Plains, Missouri. There is a HUGE tract of National Forest just a few miles to the west (shown on the map below). The map above shows the route to the property from Mountain View, Missouri.
To get to the 10 acres from Mountain View, Missouri just go south out of town on Highway 17 for about 4-5 miles and then go west onto County Road 2660. Now go about 2 miles and when County Road 2660 takes a sharp turn to the left you will go right (north) onto the private road. The easement road is shown as “Private Road 2661” on some maps. The easement road is a minimum maintenance road and a four wheel drive truck or suv is required. Follow the easement road to the north for about 1/2 a mile. As soon as you go down the hill and cross the gravel river bed you will see the property on the right.
Please do print out all of the maps and directions from this listing as it can be confusing on your first trip to the property. Also, if you download the free MapRight App and get the link from this listing page (after you have downloaded the app) then that should be very helpful. You do NOT need a subscription to MapRight, just download the app to your phone and then follow the instructions as stated in the video (link is above, in this listing page).
Also, please note that there is a locked gate at the beginning of the easement road. Please call or email us prior to making the trip to the property, and we can provide you with the code for the gate.
In the drone photo above you can get a fairly good look at the west side of the property. You can see the river bed, cave and some of the grassy areas on the property.
This tract is subject to the basic Property Covenants as shown on our website (no mobile homes, etc.). In order to be used as a residence, homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
The map above shows the route to the property from highway 17.
Since no permits or inspections are required to build, we have found that two reasonably skilled people can put up a 20 X 30 cabin shell in about 2 weeks (you never have to wait around for the inspector). Portable buildings are permitted for camping and storage but not for a permanent residence (unless permanently attached to a 600 square foot foundation).

The vast majority of our buyers tell us that they appreciate the fact that our properties have these minimal restrictions in place, as it tends to keep their property values high. The Property Covenants are permanent and do stay with the property after it has been paid for in full (except that you can do as you please with the timber once the loan has been paid in full). These Covenants will be referenced in your Purchase Agreement and will also be recorded with the County if they are not already (or, they will be on the Warranty Deed for the property, which will be recorded with the County when the property has been paid for in full).
PLEASE NOTE that the timber on this property can not be cut or sold until the property has been paid for in full. We are often able to give written exceptions for clearing of trails and building sites, contact us for details.

Please feel free to go and check out the property. Feel free to walk around or to bring your four wheeler to do some exploring. Power and phone are within about a mile of the property but they are not on the property. We have good cell service with Verizon and the wi-fi in the truck worked fine (better at the north side of the property).
Excellent location. Located just a short drive from three very usable towns in the Ozarks (West Plains, Mountain View and Willow Springs).
This is one of those rare investment opportunities upon which you can create lifelong memories with family and friends.
