The photo above is a close-up view of the survey map for Tract 35. The entire north and west sides of the property border the easement road and the east side of the property borders the common area which includes the lake. You can walk or ride from your property directly into the common area (if you do some clearing and/or trails on your property). Tract 35 is 5.0 acres in size.
The tiny cabin from the back. The front side is open. The cabin does appear to have a good metal roof. Since this is under 600 square feet and is not on a concrete foundation it could not be used as a residence (not that you ever would).
PLEASE NOTE that the pictures and video show here were taken about 3 years ago (except the cabin pictures). Since then the power line has been extended throughout Wilderness Lake and it runs along the road at the north side of the property. Also, some of the open patches of ground on the property have grown in with grass and look much better than in the photos (in our opinion). The two pictures of the little “cabin” were taken recently.
Tract 35 is flat on the west end and stays basically level as you go east (with just enough up and down to make it interesting). The short driveway into the property begins near the northeast end of the parcel and winds back to a small private cleared area. You are free to build/camp in the cleared site or create your own site(s) farther back into the property.
In addition to the 6 basic property covenants as shown on our website, Wilderness Lake has a few other property covenants which will help each tract to maintain its value and desirability well into the future.
The full sales price for Tract 35 is $19,500. With the minimum down payment of $500, monthly payments will be $210 (9 3/4% annual interest). Property taxes are about $60 a year and are already built into the monthly payments. With a $1,500 down payment monthly payments will be $175 (7 3/4% annual interest). With a $2,500 down payment monthly payments will be $155 (6 3/4% annual interest). With a $5,000 down payment monthly payments will be $125 (5 3/4% annual interest). This is about a 15 year payment schedule.
Please Note that even if you choose to make the minimum down payment of $500 you will have a FULL TWELVE MONTHS to add to your down payment in order to reduce your interest rate and monthly payment.
