This 36 acre tract offers a tiny creek, a nice large meadow and many different types of trees as well as frontage on a private easement road. This acreage is located in Camden County, Missouri and is about 20 miles northwest of Camdenton which is the county seat. This land is only about two miles from the world famous Lake Of The Ozarks which offers fantastic fishing, boating and recreational opportunities.
Within the last couple of years this tract was logged of the larger commercial white oak trees. Parts of the property appear to have been logged fairly heavily and parts of the property were not touched at all. It was not clear cut. Here is a great chance to get a well-located property with great views for an excellent price. When we visited the property we discovered a number of walnut trees on the west side.

The price on the entire 36 acres is $49,500. With $500 down the monthly payments will be $520. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $455 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $420 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $370 a month. These payments are all based on about a 15 year payment schedule.

The property measures about 2,300 feet east to west and borders an easement road along its west, south and east sides. Please note that in the video above we actually drove to the property on an easement road about 1/4 mile west of the easement road above which comes off of Dodds Camp Road. It is actually quicker to take the easement road showsn above EXCEPT that you have to cross a wet-weather creek on that one. Either way you go you will need a four wheel drive.
The property is level on the south side and slopes up as you go north. Although the small creek runs across the entire 36 acres when we visited the property the creek was dry in the middle but was flowing on the west and east sides.

This area is full of deer and wild turkey. On this tract you will find multiple spots that could be excellent for building or camping. This tract is subject to the 6 basic restrictions as shown on our website (no single wide mobile homes, etc.). When you build you home or cabin on the property it must be on a concrete foundation with a minimum square footage of 600 feet. A simple 20′ X 30′ concrete pad meets this requirement.
Here are the directions to the property: From Camdenton, Missouri go north on Highway 5 for about eight miles. You will cross a large bridge that goes over part of the Lake Of The Ozarks. After the bridge go about another mile and then go left (west) on Highway 7. Stay on Highway 7 for about eleven miles and then go right (north) onto Highway Z. There is a small gas station/convenience store here which is a good landmark (although it recently closed). Stay on Highway Z for about 2 miles and then take a right onto Coffman Bend Drive. Go 1/4 mile on Coffman Bend Drive and then take a right onto Dodds Camp Road (gravel road). When you go about 1/10 of a mile you will see the start of an easement road on the right, this is the road we took in the video. If you STAY on Dodds Camp Road and go about another 1/4 mile there is another easement road which goes to the right. It is JUST before you get to the first house on the right. You can also take this easement road down to the west side of the property.
When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property. There may be a locked cable at the start of the easement roads so please email us or give us a call and we will give you the combination for the lock. Please bear in mind that the easement roads are minimum maintenance roads so bring your four wheel drive truck or suv.
