The property is located about 45 miles northeast of Springfield, Missouri. Within about 20 miles of the property you will find the towns of Marshfield and Lebanon, Missouri. This tract is subject to the 5 basic restrictions as shown on our website (no mobile homes, etc.). Also, Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Here are the directions to the property: From Lebanon, Missouri take Highway 5 south to the tiny town of Grovespring. From Grovespring go west on Highway M for about 3 miles then go north on Highway DD. Stay on Highway DD for about 4 miles and it will turn into gravel (you are now on Pleasant Ridge Road). Go a little over a mile on the gravel and you will see the land on the right side (east side) of the road. Just look for the sign that says “Tract 5”. When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property. If you are using Mapquest or another mapping program you can enter “Pleasant Ridge Road, Niangua, MO 65713”. This may put you on Highway DD but from there just head north onto Pleaseant Ridge Road.
On the Fuson Conservation land you will find miles of trails as well as several caves and a creek. If you want to do some fishing and canoeing on a major river the Gasconade River is located just a few miles northwest of the 10 acres.
