The north part of the property (the open meadow) is basically flat. As you go south from the meadow you transition into the creek area and the across from the creek (on the south side) the land slpoes up. Although the view down by the creek is simply breath-taking, there are several other places on the property which could be excellent building sites. Building in the meadow would give you excellent views as well as easy access to electric, which runs across the west side of the meadow.
PLEASE NOTE: As with many properties on a true river/creek, most of this acreage is within the “100 Year Flood Plain”. The entire meadow on the north end would likely be within the flood plain. Several months ago we had an historic flood in the Ozarks and water was running over most of the meadow. Although the extreme north end may have been dry, if you did build in the meadow you would defintiely want to elevate your structure. Also, if you build a structure that requires a typical mortgage then the bank will require that you have flood insurance on the structure. The very southeast corner of the property rises up (see the topo map) and it would be out of the flood plain BUT this would be a very inconvenient building site.

PLEASE do not drive your vehicle past the meadow because when you get close to the creek it gets VERY SANDY and you are likely to get stuck! The best bet would be to park in the meadow and then walk the short trail to the creek. Bring your fishing pole and your canoe and spend the day!

The property is just a short drive from Ava, Missouri. Ava is a medium-sized town with a large Wal-Mart, lumberyard and numerous stores and restaurants.
From Ava just take Highway 14 to the east for about 9 miles, then go left onto AB Highway. Go about 4 miles on AB Highway and the road will turn to gravel and you will come to a fork in the road. Go left at the fork (this is County Road 230), cross the small concrete bridge and continue for about 1/4 mile. You will see an old red barn on the left and the entrance into the 3 acres is directly across the road from the old red barn (south side of the road). Feel free to unhook the strand of barbed wire and check it out.
If you plan to do some camping when you are out here you can stay at one of the free campsites in the Vera Cruz Conservation Area (or, just buy this property and camp next to the creek).

The property is centrally located in the Missouri Ozarks. It is just over an hour to Springfield which is the largest city in southern Missouri. Also, you will find over 10,000 acres of National Forest in the area which can be used for hunting, camping and trail riding.
This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.).
