The topo map above shows how the 12 acres is situated. The property is the highest on its north and south sides and it slopes down as you move toward the center. Looking at the topo map, it appears that you could potentially build a large pond (or a small lake) toward the middle of the property.

The property is an excellent area for wildlife, with great privacy but still close to several towns.
Feel free to make the trip to check out the property. From Mountain Grove, Missouri go south on Highway 95 for about 20 miles to Highway 14. Go east on Highway 14 for about 7 miles to County Road 255 on the left (north). Take County Road 255 to the gravel easement roads (shown on the map below) to get to the north side of the property. This tract does have direct frontage on Highway 14 on its south side. There is no existing approach although you could potentially drive a truck onto the property from the highway you would need to check with the highway department to see about putting in an approach.

We are in the process of upgrading the easement road system but even when they are improved you will still want to use a truck or an suv to access the property as the extra few inches of clearance could be helpful if there are rough spots in the road.

The photo above was taken on the south side of the property just a few hundred feet north of the paved road. This could potentially be a great building/camping site because many of the larger trees have already been cleared.
As with all of our properties, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes.
