The topo map above shows how the 24.7 acres is situated. The property borders a tiny creek bed along most of its south side. This tiny creek would be a “seasonal” or “wet-weather” creek but it has been running several times when we have been out by the property and it is quite pretty. This tract has a large level ridge along most of its north side which is accessed via a private trail on the property. The trail starts at the easement road by the southeast side of the property, and goes northerly up the hill on the property bringing you up to the large level area.
The aerial map above shows the layout of property, with the private trail running from the south end toward the northern end. This trail will need to be cleaned up in order to be drivable to the west side of the property.
Feel free to check out the property, as long as it is still available. Please call us before driving out to the property and we can let you know about road conditions and if there are any gates/cables on the way into the property. From the town of Ava, Missouri you will go east on Highway 76 for about 11 1/2 miles and then go north (left) onto County Road 126. Follow County Road 126 to the north just over 3 miles and when you come to the “T” in the road take a left and go down the hill. At the bottom of the hill the county road curves right (east) and you will go left (west) onto the easement road. Proceed about 1/4 of a mile on the easement road to the property on the right.
Plan on driving a four wheel drive truck or a suv to this private acreage. The dotted white line on the map above is a trail which leads up to the north side of the property. It will need to be cleared out with a chainsaw in order to be drivable with a truck. Although you can definitely build on this property, it is probably better suited to recreational uses (hunting, camping, trail riding).
The aerial map above gives you a closer look at this large, wooded tract. It appears to be a mixture of wooded areas and open/brushy areas. The tiny creek bed runs easterly along most of the south side of the property.
