This property is basically all wooded and it appears to have a beautiful mixture of timber.
This tract appears to have had a mobile home on it at some point (the frame is still there). It was clearly lived on and they would have used the drilled well for their water source. As we have never used the well or any other part of the property we can make no guarantee what-so-ever as to how it may (or may not) funtion. The well house itself appear to be in fairly decent shape, and that is all we know. There may be some type of septic system/lagoon on the property BUT we do not know for sure.

From the town of Ava, Missouri you will go east on Highway 76 for about 11 1/2 miles and then go north (left) onto County Road 126. Follow County Road 126 to the north just over 3 miles and when the road curves to the right you will see the property on the right side (south side) of the road.
As this property does have direct county road frontage you can likely get to it just about all year in a car BUT Douglas County has a lot of gravel road to maintain and it sometimes takes them a while to grade/repair rough spots in the road. If you plan on using a truck or an suv to get to this property you would be just fine.
