The Tracts at Chalk Bluff represent possibly the best value in recreational acreage that you will ever find (plus they are buildable). These “Off-Grid” tracts are located just down the road from the famous Chalk Bluff which overlooks the very popular Jack’s Fork River. The Jack’s Fork River is surrounded by thousands of acres of land within the Ozark National Scenic Riverways. The land within the National Scenic Riverways can be used by the public for camping and for access to the Jack’s Fork River.
In the aerial photo above we hovering over the large private ridge on the 12 acres. You can see the trail which follows the private ridge to a secluded site for camping, hunting and building.
In addition to being right next to the Ozark National Scenic Riverways (1/4 mile west of this tract), the east side of this small, private development directly borders the Rocky Creek Conservation Area which gives you several thousand MORE acres of available land for hunting, camping, trail riding and recreation! This 12 acres itself is actually only about 1/2 a mile from the Conservation Area!

Access into the Tracts at Chalk Bluff is via several miles of gravel roads. You will want to drive a four wheel drive truck or SUV to these private tracts.
This property has multiple locations that might be excellent for building and camping sites. This tract (and all the tracts at Chalk Bluff) were logged within the last several years. This tract was not clear cut at all and there is actually some nice timber remaining.
This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just to the east (you drive right through it on your way to the property).

The topo map above shows how the 12 acres is situated. This topo map does a good job of showing the private ridge which runs southwesterly through the property. From the ridge, the land slopes down to a gravel creek bed. This is a “wet-weather” creek which probably does not have water in it year around.

Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, Missouri) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly.
You will DEFINITELY want to print out all of the maps and directions for when you drive out to the Tracts at Chalk Bluff. We will be happy to email, text, fax or mail the maps to you if you would like. The Tracts at Chalk Bluff have not been surveyed but our guys have marked the approximate corners with ribbons. We are speaking with a surveyor about having each tract surveyed and if we do so, it will be at no cost to our buyers. Each tract does have guaranteed legal access.
We will also be happy to email you the “MapRight” link which will be very helpful when you visit the property. This is the actual interactive map from this listing. If you have a smartphone you can download the MapRight app, although you can still view the map in your internet browser on your smartphone without the app. This is by far the best way to view the property as it will show exactly where you are and where the property is, all on the same map. We use MapRight everyday when viewing properties and it has been great.

All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
