This special tract is part of a very small, private development called “The Tracts At Rocky Creek Conservation Area”. This private development is composed of less than 15 tracts, all of which have direct frontage on the Conservation Area.
This property is “Tract E” and is 5 acres in size. It borders the Rocky Creek Conservation Area along its entire east side for about 170 feet. The property borders County Road 421 along its entire west side. The property is mostly wooded with pine, oak, hickory, cedar and many other species of trees. You will find timber of all sizes on this wooded property.
This aerial map shows the property which borders the Rocky Creek Conservation Area along its entire east side for about 170 feet. It borders County Road 421 along its entire west side. The property measures about 1,100′ from east to west and is basically rectangular in shape.
This 5 acre tract offers a rare chance to access a huge amount of public land. Set up your camp, cabin or home and have DIRECT access to thousands of additional acres of land in the Conservation Area as well as the Mark Twain National Forest. The National Forest is accessible through the Conservation Area (see the maps in this listing).

In the aerial photo above we are looking at the property with the truck parked on the county road (the land is on the right side of the road).
To see a drone video of this tract please click on the video below:
In the second video (below) we have an “Overview” of the property and the area, using a screen-recording of the MapRight program. This is probably less exciting than the drone video but it does have a LOT of useful information:
In the third video (below) we take a look at the west side of the property near the county road:
Okay, one last video! In the video below we are taking a quick look at the eastern side of the property, right where it borders the Conservation Land. PLEASE NOTE, in this video, we refer to the adjoining public land as National Forest BUT it is actually State Conservation Land (The Rocky Creek Conservation Area). You can, however, access the National Forest through the Rocky Creek Conservation Area. Both the Conservation Land and the National Forest are open for public use.
If you want to do some “exploring” from right where you are, feel free to check out the interactive map below!
Although MapRight is only approximate, it will be helpful in guiding you to the property and exploring the area. If the approximate corners of the tracts are not marked at your property (they were marked with ribbon at some point but the ribbon does not tend to last too long), then we will be happy to do so. Please give us a couple of weeks notice if you want the approximate corners marked on your property.
Please note that the boundary lines and measurements are approximate.

The above topo map shows how the ground “lays”. It is level for a small distance coming off of the county road and then it slopes up as you continue to the east. It levels off, then slopes down and back up again and there is a nice level area on the east side (where it borders the Conservation Area). There are numerous spots on the property which might be great for camping, building and hunting.
The map above shows the route to the property from the town of Birch Tree, Missouri.
This property is private and secluded (with an amazing amount of wildlife) but is also within driving distance of several nice towns. Birch Tree, Winona and Mountain View, Missouri are all within about 20 minutes of the property (Mountain View has the all-important Wal-Mart).
The map above shows some of the very cool things to do in the area. The light blue areas and State Conservation Land, the dark green areas are National Forest and the purple areas are the Ozark National Scenic Riverways which give you access to the Current River and the Jack’s Fork River. If you look toward the right side of the map you will see the Peck Ranch Conservation Area which is where the Department of Conservation released a large herd of wild elk a few years ago. The Conservation Department hopes to introduce a large elk population to the Ozarks!
Please click on the photos on the right side of the screen to enlarge them and to get a short description of each photo.
The map above shows the location of the property within the Ozarks. Excellent location. Less than 2 hours to Springfield, MO and Branson, MO. Also only about half a day’s drive to Kansas City and even closer to St. Louis.
All of the properties at “The Tracts At Rocky Creek Conservation Area” are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement). Camping is allowed for up to 45 days in a 12 month period which covers pretty much all hunting seasons and quite a bit of summer fun.

The Deed Assurances help to maintain the property values for all of the owners at “The Tracts At Rocky Creek Conservation Area”.
In the photo above we are facing north on County Road 421 with the land on the right.
To get to the property from Birch Tree, Missouri, go east on Highway 60 for about two miles then go north on County Road 452. The road curves right and then you will immediately go left onto a gravel road, which is County Road 421. Now go about one mile, go right at the “T” (still County Road 421) and continue for about another two miles to the property. It should be a little over 3 1/2 miles from Highway 60 to the property.
There will be a sign on the right side (east side) of the road saying “Tract E”. PLEASE NOTE, you will pass through two other small developments on the same county road called “Turkey Hollow” and “Pine Grove” which also have Tract Signs in the trees (this can be confusing). “The Tracts At Rocky Creek Conservation Area” use letters instead of numbers, so when you see the sign for “Tract E” you will know you are at the correct property.
When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property. If you would like us to email you all of the maps and pictures just let us know. Feel free to go check out the property and walk all around.
The very best way to get to the property (and to explore the property) is to get the free “MapRight” app for your smartphone or your tablet. After you get the app, send us an email or call us and we will email the link for the interactive map. It is the same interactive map that is in this listing BUT when you open it in the MapRight App there will be a colored dot to indicate right where you are (it works with the GPS in your smartphone/tablet).
This property DIRECTLY borders the Rocky Creek Conservation Area. This is a rare opportunity to have easy access onto THOUSANDS of acres of land, right at your doorstep. The photo above actually shows a sign for the Mark Twain National Forest which is also accessible by going through the Rocky Creek Conservation Area.
If you have been looking for a nice tract of land for a while then you already know how hard it is to find acreage adjoining public land. This property is one of the VERY FEW tracts we have had with direct frontage on a Conservation Area. This is one of the ONLY tracts we have ever had that has direct frontage on a County Maintained Road AND a Conservation Area.
Power is within a mile of the property. Solar is also an option here in the Ozarks. In fact, as solar continues to get cheaper and more reliable, we have more and more people preferring to use solar for their home or cabin.
There are a total of ONLY about 15 tracts in this small, private development. When these are gone, they’re gone…act fast!
The above map shows how the property directly adjoins the Rocky Creek Conservation Area, which in turn adjoins the Mark Twain National Forest. You can get to both from the property!
In the aerial photo above we are looking north over the east side of the property. The Conservation Area recently had some selective logging done which is why you can see some “bare spots” in the Conservation Area. We are aware of no recent logging on this 5 acre tract.
The map above is a Google Aerial Map which shows the property in the early fall. Great mixture of timber on the property.
In the photo above you can see a huge oak tree on the property. This tree was found on the east side of the 5 acres.
