The photo above shows a HUGE mature oak tree on the property. We put the iPad at the base of the tree for “scale”.
Amazing property with 200 feet of DIRECT frontage on the Rocky Creek Conservation Area AND a County Road! Drive to this property all year in any type of vehicle on the well-maintained gravel county road.
Build, camp and hunt on your property and have DIRECT access to thousands of acres of Public Land for additional hunting, fishing, camping, trail riding, and recreation!
This special tract is part of a very small, private development called “The Tracts At Rocky Creek Conservation Area”. This private development is composed of only about 10 tracts, all of which have direct frontage on the Conservation Area.
This property is “Tract J” and is 8 acres in size. It is the northern-most tract in this small rural development. The property borders the Rocky Creek Conservation Area along its entire east side for about 200 feet. The property borders County Road 421 along its entire west side. The property is basically all wooded with pine, oak, hickory, cedar and many other species of trees. You will find timber of all sizes on this wooded property including some huge mature trees.
This aerial map shows the property which borders the Rocky Creek Conservation Area along its entire east side for about 200 feet. It borders County Road 421 along its entire west side. The property measures about 1,600′ from east to west and is basically rectangular in shape.
This 8 acre tract offers a rare chance to access a huge amount of public land. Set up your camp, cabin or home and have DIRECT access to thousands of additional acres of land in the Conservation Area as well as the Mark Twain National Forest. The National Forest is accessible through the Conservation Area (see the maps in this listing to see how things are situated). This tract has not been surveyed but we are in the process of locating a surveyor in the area to survey all of these tracts (at no cost to you).
The full sales price for this 8 acre tract is $36,500 and we offer INSTANT owner financing with just $500 down.
With $500 down the monthly payments will be $390. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%.
With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $335 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $310 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $270 a month. These payments are all based on about a 15 year payment schedule.
Property taxes are only about $60 a year and are already included in the monthly payment. There are NO hidden fees and NO prepayment penalties.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount! We want to give ALL of our buyers the opportunity to achieve the lowest interest rate and payment amount possible!
ALSO, if you decide to pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property! On this property that would save you $3,650 for an early payoff!
To see the drone video of this tract please click on the video below:
In the second video (below) we have an “Overview” of the property and the area, using a screen-recording of the MapRight program. This is probably less exciting than the drone video but it does have a LOT of useful information:
In the third video (below) we take a look at the west side of the property near the county road:
Okay, one last video! In the video below we are taking a quick look at the eastern side of the property, right where it borders the Conservation Land. PLEASE NOTE, in this video, we refer to the adjoing public land as National Forest BUT it is actually State Conservation Land (The Rocky Creek Conservation Area). You can, however, access the National Forest through the Rocky Creek Conservation Area. Both the Conservation Land and the National Forest are open for public use.
If you want to do some “exploring” from right where you are, feel free to check out the interactive map below!
Please refer to the interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is fairly new for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!
Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated.
The interactive map was created with a program called “MapRight”. If you download the free MapRight app to your smartphone or tablet then we can email you the link for this specific interactive map. This is VERY USEFUL when visiting the property because when you click on the link that we can email you (and then open the link within the MapRight app) then the Interactive Map will open on your device AND there will be a colored dot to indicate right where you are. It is useful for getting to the property and even more useful for walking around the property. We can help you with any of this as it can be confusing the first time you use MapRight.
The above topo map shows how the ground “lays”. The property is basically flat on its west side after you come off of the county road and it begins to slope up as you move east toward the Conservation Area. It levels out in about the middle of the property and there is a large flat area which could potentially be a huge building site or campsite. As you continue east from the middle the property slopes down again and then back up as you get to the Conservation Area.
The map above shows the route to the property from the town of Birch Tree, Missouri.
This property is private and secluded (with an amazing amount of wildlife) but is also within driving distance of several nice towns. Birch Tree, Winona and Mountain View, Missouri are all within about 20 minutes of the property (Mountain View has the all-important Wal-Mart).
The map above shows some of the very cool things to do in the area. The light blue areas are State Conservation Land, the dark green areas are National Forest and the purple areas are the Ozark National Scenic Riverways which give you access to the Current River and the Jack’s Fork River. If you look toward the right side of the map you will see the Peck Ranch Conservation Area which is where the Department of Conservation released a large herd of wild elk a few years ago. The Conservation Department hopes to introduce a large elk population to the Ozarks!
Please click on the photos on the left side of the screen to enlarge them and to get a short description of each photo.
The map above shows the location of the property within the Ozarks. Excellent location. Less than 2 hours to Springfield, MO and Branson, MO. Also only about half a day’s drive to Kansas City and even closer to St. Louis.
All of the properties at “The Tracts At Rocky Creek Conservation Area” are subject to the standard Property Covenants as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement). Camping is allowed for up to 45 days in a 12 month period which covers pretty much all hunting seasons and quite a bit of summer fun.
To see the standard Property Covenants please click here.
The Deed Assurances help to maintain the property values for all of the owners at “The Tracts At Rocky Creek Conservation Area” while still making sure you can use your property for hunting, camping and building a home or cabin.
Please note, this property does contain mature timber and timber/trees may not be cut or removed until after the property has been paid for in full. We do, however, often make written exceptions for building driveways and building sites (contact us for details).
To get to the property from Birch Tree, Missouri, go east on Highway 60 for about two miles then go north on County Road 452. The road curves right and then you will immediately go left onto a gravel road, which is County Road 421. Now go about one mile, go right at the “T” (still County Road 421) and continue for about another two miles to the property. It should be about 4 miles from Highway 60 to the property.
There will be a sign on the right side (east side) of the road saying “Tract J”. PLEASE NOTE, you will pass through two other small developments on the same county road called “Turkey Hollow” and “Pine Grove” which also have Tract Signs in the trees (this can be confusing). “The Tracts At Rocky Creek Conservation Area” use letters instead of numbers, so when you see the sign for “Tract J” you will know you are at the correct property.
When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property. If you would like us to email you all of the maps and pictures just let us know. Feel free to go check out the property and walk all around.
The very best way to get to the property (and to explore the property) is to get the free “MapRight” app for your smartphone or your tablet. After you get the app, send us an email or call us and we will email the link for the interactive map. It is the same interactive map that is in this listing BUT when you open it in the MapRight App there will be a colored dot to indicate right where you are (it works with the GPS in your smartphone/tablet).
This property DIRECTLY borders the Rocky Creek Conservation Area. This is a rare opportunity to have easy access onto THOUSANDS of acres of land, right at your doorstep. The photo above actually shows a sign for the Mark Twain National Forest which is also accessible by going through the Rocky Creek Conservation Area. In total, you can access and use over 50,000 acres of public land which adjoin this property! – Set up your campsite or cabin on your private 8 acres and spend a lifetime exploring and hunting the public land (although with such a great deer and turkey population in the area you may never want to leave your private 8 acres).
If you have been looking for a nice tract of land for a while then you already know how hard it is to find acreage adjoining public land. This property is one of the VERY FEW tracts we have had with direct frontage on a Conservation Area. This is one of the ONLY tracts we have ever had that has direct frontage on a County Maintained Road AND a Conservation Area.
Generally, if you are lucky enough to find a property that borders Public Land, then it probably does NOT border a County Road. Since much of the Public Land in Missouri is very secluded, often you will find that the only access is on a poorly maintained forest road or easement road. Since this special tract has direct frontage on a county maintained road, you have good access all year around!
Power is within about a mile of the property. Solar is also an option here in the Ozarks. In fact, as solar continues to get cheaper and more reliable, we have more and more people preferring to use solar for their home or cabin.
There are a total of ONLY about 10 tracts in this small, private development. When these are gone, they’re gone…act fast!
The above map shows how the property directly adjoins the Rocky Creek Conservation Area, which in turn adjoins the Mark Twain National Forest. You can get to both from the property!
In the photo above we parked facing north on County Road 421. The property is on the right in this photo.
In the aerial photo above we are looking northeasterly over a small portion of the property.
