This wooded tract has County Road frontage as well as frontage on a private easement road, giving you excellent access throughout the entire year. This gigantic tract is located in a small, private, rural development called “The Tracts At Bennet Springs” which contains a total of only about 10 tracts (most of the tracts are about 10 acres in size, so this is easily one of the largest tracts).
This huge private tract is 52.1 acres in size and has recently been surveyed. In the aerial photo above we are looking over this massive property. It was logged within the last 2-3 years which gives you the opportunity to create numerous meadows/fields or large sites for camping, building and hunting.
Check out the interactive map below!
Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is fairly new for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!
Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated.
This aerial map above shows the approximate boundaries of the 52.10 acres (which is Tract 9 at “The Tracts At Bennett Springs”). This large acreage borders the county road for about 210 feet on its west side and it borders the private easement road along part of its east side. You are welcome to create a private driveway coming off of the county road, or you can just use the easement road for access to the property. The property actually seems quite level along most of the County Road so you could probably pull a truck right onto the west side of the property, if you wanted to do so.
Although this tract could be excellent for hunting, camping and recreation it can also be used for building a home or a cabin. There is power, phone AND a rural water line within about 1/4 of a mile of the property (you could also drill a well or use a cistern).
The topo map above shows how the property lays. It is probably the highest on the south side and there is a large flat area there as well. Starting at the County Road, the acreage is level coming off of the road and then it dips down and up as you move to the east. As you begin to move to the south portion of the property the land slopes down and then back up again, giving you dozens of options for building/camping sites. On such a large tract you could face your homesite and/or campsite in any direction that you wish (some people like a south-facing slope, and some do not).
Below you will see the survey map for this large tract. It is a recent survey, with the corners of the property marked and staked. You will see on the survey map that the easement road continues all the way to the south line of the property but it is NOT an easement road for other property owners at this point. It is your private roadway once it enters the south half of your property. You would be welcome to put up a gate at that point in the road, if you would like.
In the photo above we are looking north on the County Road (Maine Road) and the property is on the right. Although this property has been logged, it does still have quite a bit of timber including white oak, red oak, pine, hickory and cedar. Please note that the timber may not be cut or sold until the property has been paid for in full (written exceptions can be made for creating trails/building sites).
There are multiple areas on the property that could be suitable for building, camping or hunting.
In the photo above we are parked on the easement road with the land on the right.
This property is private and secluded with an amazing amount of wildlife. On the property you can expect to find whitetail deer as well as wild turkey.

With the property being only a few miles from Bennett Springs State Park it is not only versatile for all sorts of uses but in an incredible location for enjoying it all year around. Also, this huge tract is only a few miles from the “Lead Mine Conservation Area” which is a 7,500 acre tract of land that is open for public hunting, fishing, camping, hiking, swimming and horseback riding. The Lead Mine Conservation Area is not labeled on the map below, but it is the large blue shaded area on the map, just to the north of Bennett Spring. The small blue shaded area between Bennett Spring and the Lead Mine Conservation Area is the “Barclay Conservation Area” which is another public area on the Niangua River (and also gives you additional land for hunting, hiking, swimming, fishing and more!

Directions to the property:
From Lebanon, Missouri just go west on Highway 64 for a couple of miles and then go north (right) onto Highway AA. Stay on Highway AA for two miles and then go west (left) onto Highway WW. Go about 3 miles on Highway WW and you will come to the end of the pavement and you will then go right onto Maine Drive which is a gravel road. Now go about half a mile on Maine Drive and you will see the property on the right. To use the easement road to get to the property you will need to continue on Maine Drive for about another half a mile, and then go right (south) onto the easement road. Bring your four wheel drive or your side-by-side and do some exploring!
In the photo above we are looking southerly over the property. On the right you can see Maine Road which is a well-maintained county gravel road. In this aerial picture you can see a neighbor to the south but on the ground you can not see anyone through all of the trees (VERY private).
The directions above are the way we generally go to the property BUT there are probably quicker ways as well. Feel free to explore!
To get the Niangua River and Bennett Spring State Park just go back to Highway 64 and go west. Or, you can take the County Road(s) which is actually probably even quicker. It’s really neat to explore the park and see the trout hatchery!
