SORRY, THIS PROPERTY HAS BEEN SOLD!
GIGANTIC 56.711 acre tract located just a few miles from the popular Bennett Springs State Park! Bennett Springs in known for its world famous trout hatchery which raises tens of thousands of rainbow trout and brown trout each year which are then released into the cool waters of the Niangua River (which flows through Bennet Springs State Park). Bennett Springs State Park offers numerous options for camping including rental cabins, which gives you the option of staying at the Park when you visit your property (or while you are building a cabin on your property).
This wooded tract has County Road frontage as well as frontage on a private easement road, giving you excellent access throughout the entire year. This gigantic tract is located in a small, private, rural development called “The Tracts At Bennet Springs” which contains a total of only about 10 tracts (most of the tracts are about 10 acres in size, so this is easily one of the largest tracts).
This huge private tract is 56.71 acres in size. In the aerial photo above we are looking over this massive property. It was logged within the last couple of years which gives you the opportunity to create numerous meadows/fields or large sites for camping, building and hunting. The property has a small amount of frontage on a county road (Maine Drive) which gives you the opportunity to create a private driveway. The property also has access on a private gravel easement road (Mimosa Lane) which gives you access without creating a driveway off of the county road.
PLEASE NOTE: A few of the pictures/videos on this listing page may show the property as being 53 acres in size. The recent survey, however, confirms that this property is a full 56.71 acres in size. Sorry for any confusion.
The full sales price for this fully surveyed 56.71 acre tract near Bennett Spring State Park is $149,500 and we offer INSTANT owner financing.
As you know, many of the smaller tracts that we sell require a $500 down payment and many of the larger tracts that we sell require a $2,500 down payment. This 56.71 acres does require a minimum down payment of at least $2,500.
With your $2,500 down payment you will automatically get the reduced interest rate of 6 3/4% and your monthly payment amount will be $1,315. With a $5,000 down payment the interest rate drops to 5 3/4% and the payment drops to $1,210 a month. These payments are all based on about a 15 year payment schedule. Property taxes total only about $120 a year and this is already included in the monthly payment amount. There are NO prepayment penalties and NO hidden fees.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount! We want ALL of our buyers to have the opportunity to achieve the LOWEST POSSIBLE interest rate and payment amount!
ALSO, if you decide to pay off your property (your loan to us) at any time within the next 5 years you will get a 10% DISCOUNT off of the purchase price of the property. On this tract, that would save you $14,950 for an early payoff!
In the video below, we use our interactive map software to show the property and surrounding area:
Check out the interactive map below (this is the same map that you saw if you watched the video above):
Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is fairly new for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!
Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated.
This aerial map above shows the approximate boundaries of the 56 acres. This large acreage borders the county road for about 65 feet on its west side. You are welcome to create a private driveway coming off of the county road, or you can just use the easement road for access to the property. Most of the acreage sits to the east of the easement road, but we were able to add the additional small tract to the west side of the easement road which gives you the ability to put in a private driveway off of the county road (if you ever choose to do so).
With some clean-up it would be easy to greatly increase the value of this large tract. In the photo above you can see a miniature rock waterfall which is hidden under a pile of branches (which were left by the loggers). Cleaning up the limbs would definitely reveal some cool rock formations!
Although this tract would be excellent for hunting, camping and recreation it can also be used for building a home or a cabin. There is power, phone AND a rural water line within about half a mile of the property.
The topo map above shows how the property lays. It is an excellent mixture of flat land, sloping land and steep land. This huge tract gives you dozens of options for building/camping sites. On such a large tract you could face your homesite and/or campsite in any direction that you wish (some people like a south-facing slope, and some do not). On the topo map above, you will notice an orange dotted line going east off of the easement road on the property. This is a private trail which leads down to the smaller creek bed on the property, as well as the place where we found the miniature rock waterfall (and where several of the photos in this listing were taken). There is a flat area above the creek/small waterfall which might make an ideal site for building or camping.
The photo above shows a nice clearing on the property which overlooks the tiny waterfall on the property. This would need to be cleaned up to be usable as a building site or camping site.
There are multiple areas on the property that could be suitable for building, camping or hunting.
In the photo above are two small creeks that flow together on the property. These eventually flow into the larger creek which is shown on the topo map.
This property is private and secluded with an amazing amount of wildlife. On the property you can expect to find numerous whitetail deer as well as wild turkey.

The Lead Mine Conservation Area is not labeled on the map below, but it is the large blue shaded area on the map, just to the north of Bennett Spring. The small blue shaded area between Bennett Spring and the Lead Mine Conservation Area is the “Barclay Conservation Area” which is another public area on the Niangua River (and also gives you additional land for hunting, hiking, swimming, fishing and more!

Directions to the property:
From Lebanon, Missouri just go west on Highway 64 for a couple of miles and then go north (right) onto Highway AA. Stay on Highway AA for two miles and then go west (left) onto Highway WW. Go about 3 miles on Highway WW and you will come to the end of the pavement and you will then go right onto Maine Drive which is a gravel road. Now go about half a mile on Maine Drive and you will see the property on the right. To use the easement road to get to the property you will need to continue on Maine Drive for about another half a mile, and then go right (south) onto the easement road (which is Mimosa Lane). Bring your four wheel drive or your side-by-side and do some exploring!
The directions above are the way we generally go to the property BUT there are probably quicker ways as well. Feel free to explore!
Pictured above is a creek found on the property. This would be the “larger” creek which is shown as the blue line on the topo map. But, when we were out there the “smaller” creek was flowing as much or more than the “larger” creek.
To get to the Niangua River and Bennett Spring State Park just go back to Highway 64 and go west. Or, you can take the County Road(s) which is actually probably even quicker. It’s really neat to explore the park and see the trout hatchery!
