SORRY, THIS PROPERTY HAS BEEN SOLD!
Pictured above is part the Finley River frontage on this large, private tract. The Finley is a very clean river (spring fed) which is excellent for swimming, fishing, canoeing and relaxing. This large tract has 700 feet of DIRECT frontage on the Finley River, along its entire north end.
A very special tract of land located only about 20 miles from Springfield, Missouri (the largest city in southern Missouri). Rare acreage with DIRECT frontage on the Finley River giving you private access for riverside bonfires, swimming, fishing, kayaking, floating and more!
Originally, we had planned on clearing a trail from the county road on this property going north to the river BUT with so many other projects we simply have not had the time to do it. Because of that, we have reduced the purchase price on this property by a full $10,000! We estimate it would take 1-2 days to clear a nice trail to the river and if you had a skid loader or a tractor it could probably be done in a day.
With the $10,000 price reduction the sales price on this 15.129 acre waterfront tract is $89,500. With $500 down the monthly payments will be $945. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $830 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $770 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $705 a month. These payments are all based on about a 15 year payment schedule. Property taxes will only be about $165 a year and are current. There are no prepayment penalties, no hidden fees and no balloon payments.
PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount!
“THE TRACTS ON THE FINLEY” is a very small, rural development located in beautiful Webster County, Missouri. This special development contains a very limited number of tracts (about 10), with some of them having direct frontage on the popular Finley River!
This particular tract is 15.129 acres in size and it borders the Finley River along its entire north side. This large tract has a beautiful open meadow, heavily wooded areas, country road frontage, easement road frontage and electric is available. Fish, camp, build and hunt on your private acreage and still be only 20 minutes from Springfield. Tracts like this are VERY RARE and seldom come on the market!
In the aerial photo above we are parked at the north side of the large meadow on the property. We are looking north from over about the south side of the property. This open meadow is “high and dry” and is out of the flood zone making it an excellent potential spot for building a home or a cabin.
The Finley River is home to numerous species of fish including bass, perch, catfish and more. This particular area of Webster County is well-known for excellent hunting including huge white-tailed deer and large turkey. Since this property borders the river (a water source for the deer) as well as meadows and heavily wooded areas, you can plan to see numerous deer on the property throughout the year as they cross from the woods to the meadows.
This tract is 15.129 acres in size with DIRECT frontage on the river as well as a county road (Olga Road) and a private easement road. See the maps and videos farther down in this listing to see exactly how this spectacular property is situated.
In the photo above we are standing at part of the river frontage on this enormous property.
The map below shows how the property is situated. The Finley River directly borders the north side of the property. A gravel county road (Olga Road) crosses over the property which gives you access all throughout the year. The property also has access to its south side via a private easement road which borders the south side of the acreage.
This is very long property listing page as we have numerous videos, maps and pictures of this special property. Please do feel free to read over the entire listing as well as to watch all of the videos and view all of the photos. As always, you are welcome to come and visit the property in-person before purchasing (if it is still available).
The property is located only about 20 miles east of Springfield, Missouri which is the largest city in southern Missouri and continues to grow every year! For many years, land this close to Springfield has been an excellent investment, as the city continues to grow. Springfield is home to several large hospitals and colleges and has a great airport as well as hundreds of stores and restaurants.
Below, we have several videos which show the property, including two drone videos which show the property from the air:
In the first video below (which is the shorter of the two drone videos) we take a look at the river from the air:
The next video is an “Intro Video” for the property. This is fairly long but it does a good job of showing how the property is situated. Many of the other videos and pictures may make more sense after you watch this “Intro Video” (or you can skip it and watch the more interesting videos first):
In the next video below, we view the full property from the air (this is the longer of the two drone videos):
In the next video, we check out the property from “ground level”, including the last part of the drive to get to the property:
In the last video, we explore part of the river frontage on the property:
This property has a large amount of mature timber. After the property has been paid for in full you could log it, sell the timber, leave it exactly as it is or even use the mature timber to build a log home!
Pictured above is one of the huge trees on the property (the iPad to show scale). This particular tract actually has some large Black Walnut trees as well as oak and hickory trees.
The interactive map below is an EXCELLENT tool for exploring the property and the area.
Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate.
Also, please note that on the interactive map it seems to work best if you click the “View Full Screen” option. Once you are in the “Full Screen” option you can select “Topo” to see a topographic map which does a good job of showing how the property is situated. We can actually email you a link for this “MapRight” interactive map of the property. You just need to download the free “MapRight” app to your phone or tablet and then we can email you the link for this specific map. This is VERY nice for driving to the property as you will know right where you are as well as where the property boundaries are located.
The map below is a topo map which shows how the land “lays”. The property is the highest on its south side, where you will find the open meadow. As you go north from the meadow the property slopes down steeply to Olga Road. As you continue north from Olga Road the property is basically level (with a few ups and downs) all the way to the river. As the Finley River is a major river, the north part of this property is within the FEMA Flood Zone.
The topo map above shows how the land “lays”. Each line indicates an elevation change of 20 feet so when the lines are close the land is steep and when the lines are far apart the land is flat (or nearly flat). The land is basically flat on the north side of Olga Road and it rises up (steeply) as you go south from Olga Road. The elevation ranges from about 1,300 feet above sea level to about 1,400 feet above sea level.
This property is private and secluded with an amazing amount of wildlife. On the property you can expect to find whitetail deer as well as wild turkey. This area has a proven track record for both deer and turkey hunting. In the Finley you can expect to find bass, perch and many other types of fish. Although this tract is very private it is only about 20 miles from Springfield and only about 5 miles from Rogersville, Missouri. Rogersville is a small (but growing) city which is just east of Springfield.
Please click on the photos on the right side of the screen to enlarge them and to get a short description of each photo. If you are viewing this listing on your phone or tablet then all of the additional photos can be found at the very bottom of the listing page.
In the aerial photo above we are looking south over the property from the river. Build your home or cabin in the meadow (shown in the distance) and be totally out of the flood zone. The deer and turkey love this meadow and can often be seen crossing over it.
If you would like a nearby address for your G.P.S. you can enter: 2200 Olga Road, Fordland, MO 65652 . This address should get you very close to the property BUT you may up a little bit past the property (since there is not a residence on the property it does not currently have a mailing address). Please print the maps and directions from this listing to be sure that you can find the property on your first visit.
DIRECTIONS: From Springfield, Missouri go east on Highway 60 for about 15.129 miles and then go south on Highway U. Go about 2 1/2 miles on Highway U and then go east onto Olga Road (which is gravel). Now go about 2 1/2 miles on Olga Road and you will be at the property. When you take this route to the property you will be crossing the “low water bridge” over the Finley River about 1/4 of a mile before you get to the property.
If it has been raining then we recommend that you come in from the other direction because when the river is high you really do not want to drive across the “low water bridge”. So, if it has been raining then go east on Highway 60 for about 18 miles and then go south onto Highway Z. Go about 6 miles on Highway Z and then go south onto Olga Road. Now go about 2 1/2 miles on Olga Road and you will be at the property. If you come in from this direction then you can take paved roads to within about 1/2 a mile of the property AND you will avoid the “low water bridge” over the Finley River. There are certainly other ways to get to the property but these two ways may be the most simple on your first trip.
Once you get to the property feel free to walk all around and explore. Also, you can bring your four wheeler or side-by-side if you would like. PLEASE NOTE, because we have not cleared a trail to the river you will not be able to drive to the river frontage, you will have to go “on foot”.
In the aerial photo above we are looking down on the Finley River, very clear water with lots of fish! The photo above was actually taken a few hundred feet from the property but it is similar to the frontage directly at the property.
Pictured above is an aerial photo of the large meadow on the south end of this property. It could be great for building a home or for a camp site.
Property Covenants:
As these properties are high-quality investment grade tracts, they have similar Deed Assurances to some of our other upscale developments such as Riverside At The Niangua and Timber Shoals Ranch. As The Tracts On The Finley is designed as an upscale river front community, there are a few simple Deed Assurances which have been designed to be minimally restrictive while still keeping your property value high.
Please click on the link below to see the Deed Assurances for The Tracts On The Finley. If you have any questions at all, please let us know.

The Deed Assurances include but are not limited to:
- No mobile homes or modular homes are allowed
- No portable buildings are allowed
- No commercial activity is allowed
- Camping is allowed for a maximum of 45 days in a 12 month period.
- Residences must be on a minimum 600 square foot concrete foundation and up to two residences are allowed on each tract. Residences must be built on-site with new materials on the exterior.

Here is the link one more time:
To see the additional property covenants for The Tracts On The Finley please click here.
Please do click on either of the links to fully familiarize yourself with the property covenants. If these Deed Assurances do not meet with your needs, then we would be happy to be on the lookout for a property which does fully fit your needs.
Also, please note that trees with a stump diameter of more than 8 inches may not be cut, sold or disturbed until the property has been paid for in full.
These property covenants are permanent and do stay with the property, even when it has been paid for in full (except that you can do as you please with the timber once the property has been paid for in full). The Property Covenants will be recorded with the County Recorder (or they may have already been) and a full copy is always available in our office or by email.
This waterfront tract represents an excellent opportunity for building your own home or cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections (minimum 600 square foot continuous concrete foundation).
PLEASE NOTE that although you can build basically anywhere on this property (subject to the setbacks from the roadways) that much or all of the north side of Olga Road is within the 100 year flood zone. If you were to build in this area you would need to elevate your structure with a properly engineered and constructed raised foundation to get it out of the flood zone would certainly add quite a bit to the cost of building. The meadow area on the south side of Olga Road would be out of the 100 year flood zone and would be a much more suitable building site option.
The aerial map above shows the “FEMA Flood Zone” on the northern part of the property. It is unusual to have a property adjacent to a major river that has so much area OUT of the flood zone. The open meadow on the south end provides you with a large level area to build virtually any size home including a garage and other outbuildings.
You can actually build up to two residences on the property. The additional residence could be used as a rental to offset or completely pay for your mortgage payment. Monthly or weekly rentals with access to the river would be very popular.
Pictured above is the Finley River which borders this large property for about 700 feet. Amazing for fishing, floating and more!
If you have been waiting for a waterfront property that is private but still close to a major city then do not wait on this one! It is VERY RARE to find a tract with direct river frontage of any kind in the Missouri Ozarks. It is ALMOST IMPOSSIBLE to find a waterfront tract of this size within 20 miles of Springfield!
Your family will love you and your friends, family and neighbors will be very jealous BUT with a tract this size with all of that water frontage you can invite them along for the weekend too…
