SORRY, THIS PROPERTY HAS BEEN SOLD!
Well-located tract not too far from Springfield, Missouri but still VERY private and rural. This acreage is located in a small Rural Development called “Cedar Gap Hollow” which is located within 3 miles of the popular “Cedar Gap Conservation Area” and only about 35 miles from Springfield, MO.
“Cedar Gap Hollow” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the tracts at “Cedar Gap Hollow”. If you have been waiting for a property for your “tiny home” or for your “shipping container home” then you may have finally found what you are looking for!
PLEASE NOTE: “Cedar Gap Hollow” is a new Rural Development and we are currently in the process of having the easement road system smoothed out and widened. When you visit Cedar Gap Hollow please use caution and bring your four wheel drive.
In fact, we were just told that the section of road that borders this tract is right in the middle of being shaped and graded. Even with a four wheel drive you will currently have trouble accessing all of the road frontage on this tract. Please keep this in mind if you are visiting this property in the near future. As soon as the road is done and it “firms up” then you will be able to access the entire road with your four wheel drive.
In the aerial photo above we are looking northerly over the property. You can see the gravel creek bed which winds its way across this tract.
The hunting and wildlife watching opportunities in this area are EXCELLENT with a large population of white-tailed deer as well as wild turkey. This property could also be suitable for off-grid building, homesteading, camping and recreation.
This is Tract 30 at Cedar Gap Hollow, it is 5 acres in size.

This tract has a gravel creek bed which cross right over it. This is not a year around creek but it does seem to at least have pools of water in it much of the time (the deer love the creek).

This property is the lowest on its west/south side (at the creek bed). It rises up as you go to the west. There are numerous areas that could be suitable for a large building site or camp site.
