SORRY, THIS PROPERTY HAS BEEN SOLD!
Because this property ALREADY has a driveway and a cleared site in place, you could potentially save thousands of dollars and quite a bit of time by using the existing driveway and site, instead of creating your own.
Well-located tract not too far from Springfield, Missouri but still VERY private and rural. This acreage is located in a small Rural Development called “Cedar Gap Hollow” which is located within 3 miles of the popular “Cedar Gap Conservation Area” and only about 35 miles from Springfield, MO.
“Cedar Gap Hollow” is one of our “Homesteader Friendly Rural Developments”. This simply means that the standard Property Covenant requiring a minimum 600 square foot concrete foundation for a residence does NOT apply to the tracts at “Cedar Gap Hollow”. If you have been waiting for a property for your “tiny home” or for your “shipping container home” then you may have finally found what you are looking for!
PLEASE NOTE: “Cedar Gap Hollow” is a Rural Development and it is private be design. Please plan to access the properties using a four wheel drive vehicle.
In the aerial photo above we are looking westerly over the property. The truck is parked on the cleared area on the property and if you look down the driveway you can see the easement road in the distance.
The hunting and wildlife watching opportunities in this area are EXCELLENT with a large population of white-tailed deer as well as wild turkey. This property could also be suitable for off-grid building, homesteading, camping and recreation.
This is Tract 22 at Cedar Gap Hollow, it is 7.341 acres in size so it is one of the larger tracts at Cedar Gap Hollow.

This tract actually has a very small spring-fed brook which crosses right over it. It probably does not flow “year around” but it appears to have pools of water in it throughout the year.
The map above shows how this tract is situated. It borders the private easement road along almost its entire west side. This is Tract 22 at Cedar Gap Hollow. The easement road is the pink line on the west side of the property. This tract has a 50 foot wide “Potential Future Road Easement” running along its north side (shown in yellow on the map above). Since the northeast corner of the tract appears to border a County Road, this potential future easement was put into place to give the option of adding a short roadway to the easement road system. There is currently no road in this 50 foot area, and there may never be a road in the area (but the easement does stay in place).
This property is fairly level on the west side (by the easement road). It slopes down slightly as you move to the east toward the small creek which crosses over the property. As you continue going east from the creek the property begins to rise up.
The topo map above gives you an idea of the “lay of the land”. Topo maps can be confusing so be sure to check out the drone video below to see how the land is situated.

The map above is the survey map for this large tract.
This particular tract is located in a section of Cedar Gap Hollow which is known as “Cedar Gap Hollow East”. The tracts within Cedar Gap Hollow East are excellent for hunting. We had placed several “game-cams” on some of the tracts within Cedar Gap Hollow East and we got numerous photos of multiple deer including quite a few large bucks. We also got photos of a large number of wild turkeys as well as some mischievous raccoons!
The map above shows the tracts at “Cedar Gap Hollow East”. This listing if for Tract 22 which can be found on the upper right side of the aerial photo above. This map was created before the survey was complete, so does not show that the easement road actually borders almost all of the west side of this private tract.
DIRECTIONS: To get to the property from Springfield, Missouri just go east on Highway 60 from about 30 miles to the town of Seymour. Now continue heading east on Highway 60 for about 5 miles and look for the road going north off of Highway 60 which is called “Connector Road”. All of the tracts at Cedar Gap Hollow have setback distances from the easement road(s). These setback areas are also designated utility easements so that all owners shall have the option of electric service. All buildings, homesites, parking areas, storage areas, etc. must be at least 100 feet from the centerline of the easement road (this area acts as a privacy setback as well as a utility easement).
Fences/gates may not be placed within 50 feet of the centerline of the easement road(s) as this area is a designated road easement area. Although there is a 30 foot setback for building/storage from the sides and rear of each tract you CAN fence directly up to the sides and rear of each tract.
In the photo above you can see some “cat-tails” which we located on the hillside on this property! There appears to be some type of small spring that comes out of the hillside and provides enough moisture to support the “cat-tails”.
Parked on the easement road at the west side of this private tract. We are looking north and the property is on the right. The pile of dirt that you see at the photo is at the start of the driveway that leads in to the property.
This tract represents an excellent opportunity for building your own off-grid home or cabin as there are no building permits required in this area! You and your friends/family can build your own cabin without permits or inspections.
