We ended up with this property as part of a larger deal that we did last year. Everyone had forgotten about the acreage until just the other day when we realized we had never put it on the market.
We have never visited this property so we have no pictures! All we have to go on is the aerial photo which is shown in the video below:
The full sales price for this 40 acre tract is $12,500. With $500 down the monthly payment will be $255.00 with an annual interest rate of 9 3/4%. This is a 5 year payment schedule so you will own this property free and clear in only 5 years. Taxes are only about $40 a year and are already taken care of for 2016. There are no prepayment penalties, no hidden fees and no balloon payments.
Please note that a larger down payment will reduce your interest rate and monthly payment amount. With $1,500 down your rate drops to 7 3/4% and your monthly payment drops to $225.00. With $2,500 down your rate drops to 6 3/4% and your payment drops to $200.00. With $5,000 down your rate drops to 5 3/4% and your payment drops to $145.00.

Although we have never visited the land this is a picture taken in the area which is probably a very good respresentation of what the 40 acres looks like.
As far as we know you can do what you like on this very secluded property. We have placed no restrictions on this one. It is safe to say that no one is going to bother you on this 40 acres.
According to the aerial maps we have there is a road which crosses right over the south side of the property. It would be a gravel/dirt road. If it is like all of the roads we have seen in the area then you would want a four wheel drive because it is probaby not maintained very often.
The photo above is a close-up aerial view of the property. The road crosses directly over the property on the south side. There appears to be at least one wet-weather creek on the property. The property is bordered on the west by over 600 acres of BLM Land (Bureau of Land Management) which can be used for hunting and recreation. If you look closely at this photo there appears to be a line running along the west side of the property. This is probably some type of fence or cleared line which shows the boundary between the 40 acres and the BLM land.
On the plus side…it is very inexpensive! You may find a less expensive piece of acreage but you would be hard pressed to find cheaper acreage with actual road frontage. We normally sell our properties on a 15 year term but because of the ultra-low price this 40 acres is being sold on a 5 year term. The map above shows what we believe to be the route to the property from Montello, Nevada. It also may be possible to access the property from the west.
If you go down to Interstate 80 you can go east to Salt Lake City, Utah or west to Reno, Nevada.
