The photo above shows the concrete foundation that we discovered on this property. It looks like it was constructed several years ago (possibly by someone who was leasing the property). The foundation appears to be in “rough” shape. It’s possible that it could be usable but it looks like it was probably constructed by someone who had not constructed a foundation before. It’s a good effort BUT it does look rough.

The topo map above shows how the 7 acres is situated. The property is the highest on the east side and slopes down gently as you move to the west. We saw no “steep” areas on the property so it basically all appears to be usable.

The aerial photo above was taken over the glade area on the property, looking to the north. The white truck is parked at the road on the north side of the property and toward the bottom of the photo you can see the old foundation which is on the north part of the property.
Feel free to make the trip to check out the property. From Mountain Grove, Missouri go south on Highway 95 for about 20 miles to Highway 14. Go east on Highway 14 for about 7 miles to County Road 255 (also known as County Road 250) on the left (north). Take County Road 255 (CR 250) to the gravel easement roads (shown on the map below) to get to the property. Or, you can take the easement road coming of of Highway 14. We are in the process of upgrading the easement road system but even when they are improved you will still want to use a truck or an suv to access the property as the extra few inches of clearance could be helpful if there are rough spots in the road.

As with all of the properties that we sell, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes. This ensures that you will have access to power and phone if/when you need it. The utility easement along the sides/back of each property is 30 feet. Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
The easement roads within Hawk’s Roost are minimum maintenance roads so a truck or an suv is always highly recommended. The extra few inches of clearance that you have in a truck or an suv could be helpful if there are rough spots in the road.
This area is FULL of wildlife including deer and turkey. Also, within just a few miles of the property you will find thousands of acres of National Forest which can be also used for hunting and recreation.
