SORRY, THIS PROPERTY HAS BEEN SOLD!
6.071 acre tract with a very pretty creek, good access, a power line directly on-site, County Road frontage, tall timber and a great price. Well located tract with excellent potential for hunting, camping and recreation (you can build, too). Conveniently located in Douglas County, Missouri very close to National Forest and large rivers.
You will notice that the photos/videos in this listing were taken in the winter-time when there were basically no leaves on the trees. Although land that has mostly hardwood trees (like this property does) just doesn’t look too great in the winter, especially from the air, it is a great time of year to view a property because you can basically see everything without the millions of leaves hiding the property!
This special tract has frontage on a private easement road along its north side AND a County Road along its east and south sides. In the photo above we are facing east and the truck is parked on the easement road at the north end of the property. To the right of the easement road you can see part of the creek which crosses over the property. You can also see several large sycamore trees right next to the creek (sycamore trees are the ones with the large “white” limbs). We have also found black walnut trees as well as red oak, white oak, cedar and many other types of trees on and around the property. In the distance you can see the County Road which borders the east and south sides of the property. Gorgeous Property!
In the winter aerial photo above we are looking at the property from a completely different angle. We are now by the south end of the property and we are looking northerly over the County Road at the property. Off in the distance you can just barely see the red truck which is parked toward the north side of the property. On the lower leftover side of this photo you can see the power line which crosses over the property giving you direct access to power if you ever need it.

Videos!
In the winter-time drone video (below) we fly over part of the property and check out the property and the area:
Although we don’t usually upload videos like the one below, we thought some people might enjoy it. Often, after the “work videos” are all done, we goof around with the drone (just for fun). In the short video below, it looks like the drone pilot was trying to see if there were any fish in the creek on the property…
The next video is a “Ground Video” which was taken at the north side of the property:
Next, is a “Ground Video” in which we start on the easement road and then check out the County Road, where it borders the property:
The final video is an “Intro Video” – in this video we use the Interactive Map to explore the property and the area:

Please refer to our interactive map (above) for additional property views and information. Please note that the boundary lines and measurements are approximate.
The map above was created with a program called “MapRight” which can be a great way to explore a property.

The topo map above shows how the 6.071 acres is situated. It borders the easement road along its entire south and east sides (for about 900 feet). It measures about 600 feet from north to south along its west side and about 400 feet from east to west. The creek crosses directly over the northern part of the property as shown on the map above. The property would be the “highest” at its southwest side by the County Road and it slopes down gradually as you move north toward the creek and the easement road on the north side.
In the winter-time aerial photo above we are facing west while looking over the County Road at the property. over the north end of the property. On the far right side of the photo you can see the location where the easement road comes off of the County Road and heads to the west (bordering the north side of the property). The red truck is parked on the easement road toward the north side of the property.
The white-tailed deer and wild turkey love large secluded tracts like this one (they will be especially attracted to the creek on the property). This area is well-known for deer and turkey and with a property of this size you will have numerous areas that could be used to attract wildlife (making food plots, salt licks, feeders, etc.).
DIRECTIONS TO THE PROPERTY:
Because this is a rural property and it has never had a residence on it, it has never been assigned a “street address”. If you print out the maps/directions from this listing it will be very helpful when you visit the property.
From Springfield, Missouri, go east on Highway 60 for about 50 miles to the tiny town of Norwood. Take the exit going south into Norwood and proceed southerly through town. You should be on Highway C – you will stay on Highway C for about 8 miles and you will be looking for County Road 124 going to the west off of Highway C. Stay on County Road 124 until you come to the “T” in the road (about a mile) and then go left at the “T” onto County Road 123. Now go about 1/4 of a mile and veer left so that you STAY on County Road 123 – now proceed for another 1/4 mile on County Road 123 and then veer right onto County Road 121. County Road 121 will immediately start going down a hill – after you have gone about 1/4 mile on County Road 121 you will be at the bottom of the hill and you will see the start of the easement road. At the bottom of the hill County Road 121 will make a sharp turn to the left and this is where you will go STRAIGHT onto the start of the easement road if you are going to visit the north side of the property. Otherwise, just stay on the County Road as it curves to the left and the property is immediately on the right. Follow the County Road up the hill and the property is still on the right. You will pass under the electric line and approximate a couple of hundred feet after the electric line you will be at the southwest corner of the property.
If possible, please do print out all of the maps and directions from this listing as it can be confusing on your first trip to the property. We will be happy to email, text, fax or mail the maps and directions to you if that would be helpful.
The map above shows the route to the property from Springfield, Missouri (with a more detailed map below).
The map above shows the route from Highway C (which goes south out of Norwood for about 8 miles) to the property.
In the photo above we are looking at the creek on the property. It is probably not a “year-around” creek but it has been flowing the few times that we have visited the property.
We have a lot of fun searching for arrowheads in the Ozarks. Creek beds are a great place to look but in this case the rock we pulled out of the creek bed was just a rock.
The map above shows the approximate dimensions of this large property. This is a rare property. Having the creek, power line directly on-site, County Road frontage as well as privacy AND a beautiful mixture of timber is a combination that is extremely hard to find.
This property (and all tracts at Bobcat Hollow) are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
To see the 6 standard Deed Assurances please click here.
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can often give written exceptions for creating building sites and driveways).
Having direct County Road frontage will be helpful when you access the property in times of bad weather.
As this property is accessed via a gravel road, you will want to plan on driving a four wheel drive truck or suv to this large tract. The extra clearance that a four wheel drive provides can sometimes be just as helpful as the four wheel drive itself.
In the photo above we are checking out the open meadow area toward the north side of the property. We are looking east (toward the County Road in the distance) and you can see the power line which crosses over the property giving you excellent access to electric. Although it is hard to see the line in the photo, you can probably see a power pole toward the left side of the picture.
The map above shows the approximate location of the property, relative to Springfield, Missouri and Ava, Missouri. This map also shows the town of Mountain Grove, Missouri (on Highway 60) and a few miles west of Mountain Grove you can just barely see Norwood, Missouri. When we drive to the property from Springfield we go south at Norwood and take Highway C southerly to the County Roads which lead to the property.
